Company Leads
A key benefit of joining HOMEBASE is receiving in-bound leads. All company leads are 50/50 splits. HOMEBASE uses its portion of the split to reinvest in additional lead sources to grow your business so you're transacting at a higher volume!
Below are company lead sources and scripts. We'll train you how to consult with buyer and seller leads, and have created Buyer and Seller Guides, VIP Programs, and more that we're review with you to sell your client on working exclusively with you.
ZILLOW
We are Zillow Flex Agents, which means we receive leads clicking on Zillow's website who are requesting property tours. Once you answer a call, follow the ALM model:
A - Set the Appointment. "Hi, this is (Your Name) with HOMEBASE Real Estate. I see you're interested in 123 Main St. When are you available today to go take a look?"
L - Location. "In addition to this home, are there others in the area that you'd like to see today?"
M - Motivation. "What about this home caught your eye?"
Close It Up. "Terrific. I’ll give the homeowner a call to set up our appointment and will give you a call back to confirm. As I mentioned, my name is (Name) with HOMEBASE Real Estate. As a heads up, Zillow will be sending you a survey to ensure I was able to address all of your needs. Have I done this for you? Great, if you can let them know, I would really appreciate it.”
Important: Zillow measures our team's success daily by tracking our answer rate, appointments met, conversions and other metrics. It's important to always be updating your leads' status (ie. spoke with customer, appointment set, showing homes, etc)

FollowUpBoss
Watch video
FollowUpBoss (FUB) is our Customer Relationship Management (CRM) system. It's a smart-system our team invests in that uses AI to communicate with buyer and seller leads via text and email, send listing alerts, track transaction progress, create smart plans to re-engage warm and cold leads, provides anaylitics and reporting, and so much more! There's only one of you, so having a CRM like FUB enables your AI to be your communicator and keep your business growing.
Anytime you receive a new company lead (ie Zillow) or Open House lead, it will automatically put that lead into FUB. You can also manually enter leads into the your FUB. It's important for you to track all leads and transactions in FUB so we can keep an accurate log of pending and closed transactions - this helps us submit accurate numbers for things like awards so we can win together as a team!
You will receive your very own FUB phone number to communicate with leads, which you can access in your settings. Text and calls are housed within the app. Anytime you receive an inbound call from a lead, it will indicate that the call is from FUB to avoid any confusion.
For any FollowUpBoss questions, contact Ron.

It automatically re-engages cold leads with personalized property alerts, lets agents search MLS listings directly inside Follow Up Boss, and gives clients a branded portal to communicate and search homes. Watch this recording for a full walkthrough of the platform and how to use it in your day-to-day workflow.
Fello
Watch video
Fello is our homeowner database that provides sellers with real-time home valuations and cash offers. It also provides our agents with detailed insights that give valid angles for follow up when a person interacts with their home value, such as existing interest rate, equity and loan balance. Submitting Your Offer to the Listing Agent
Step 1: Always call the listing agent prior to writing your offer. This does 2 things: 1) establish rapport 2) gains you valuable insight for how to advise your clients and write your offer. Ask what's important to the sellers, review timelines, tell them a little about your buyers and how you and your team will make this a smooth transaction for everyone!
Step 2: Obtain your buyer's preapproval and proof of funds. You'll want to have their lender send a preapproval specifically for the offer amount. Their proof of funds can be a screenshot of a bank account(s) totaling enough funds to cover their down payment and closing costs. This needs to include their bank name or logo, client last name, date and balance. Black out account number.
Step 3 (optional): Email offers@myrehomebase.com with the home address and listing agent name/phone number. You can obtain these details on the MLS listing. Amber and Ron receive these emails and will let you know if they have a relationship with the agent. If yes, they'll reach out to them! Relationships are key in this industry, and using this method has helped get our agents' offers accepted over multiple offers (even if they weren't the highest bidder!).
Step 4: Once you've reviewed offer strategy and details with your client, send the offer for DocuSign.
Step 5: Package your offer. You'll attached the purchase agreement (RPA) and supporting contracts, preapproval and proof of funds to your email offer. Your clients may also choose to write a letter to the seller, although this isn't always acceptable. Your email should CC the buyer's lender and April (TC), and should include key elements:
- Subject Line - "OFFER - 123 Main St"
- Intro paragraph - provide brief context about your client and their excitement for the home
- Bulleted Offer Summary - purchase price, financing, COE, contingency timelines
- Let them know you've copied their lender and your TC
- Closing paragraph asking agent to confirm receipt
Step 6: Call or text the agent to review the offer and let them know it's in their inbox. Make sure to keep communicating with them so you can inform your client every step of the way. Good luck!

IMPORTANT TERMS TO KNOW IN ESCROW:
APPRAISAL - Assessment of the property's market value by a licensed appraiser, for the purpose of obtaining a mortgage.
ASSESSED VALUE - Value placed upon property for property tax purposes by the Tax Collector.
CLOSING COSTS - Expenses incidental to a sale of real estate, such as loan fees, appraisal fees, title insurance and escrow fees. On average, these total approximately 1.5-2% of the purchase price.

CONTINGENCY - Certain criteria that have to be met in order to finalize the sale.
CONVENTIONAL MORTGAGE - A mortgage of Deed of Trust not obtained under a government insured program such as FHA or VA.
CREDIT - Money given to a Buyer from a Seller through escrow at closing. Seller credits can only be used towards Closing Costs or buying down the Buyer's interest rate.
ESCROW - A neutral third party that handles the transfer of any money during the sale of a home from initial deposit to final funding and closing.
EARNEST MONEY DEPOSIT - Buyers in California usually deposit 1-3% of the purchase price to show that the Buyer is serious about purchasing the home. It is usually refundable in the event a contingency in the sales contract cannot be met.

HOME WARRANTY - A policy that covers certain repairs (i.e. plumbing/heating) of a newly purchased home for a period of time, typically one year.

TITLE INSURANCE - Insurance to protect the Buyer and lender against losses arising from disputes over the ownership of a property.
RECORDING FEES - Money paid to the lender for recording a home sale with local authorities, thereby making it part of the public records.
Scripts
Nobody loves scripts, we get it! But they're essential to your business. Think of them as a roadmap. Every conversation with your clients is going to be different, but scripts allow you to always be closing, educating and setting the next step to maximize every conversation. After all, we're in sales!
We roleplay scripts often, usually in our weekly Friday trainings. You'll also review scripts and roleplay them with Amber in your Agent Onboarding Bootcamp at the office (1st Wednesday, Thursday and Friday of each month).

Referrals
If you have a client looking for property or selling property out of the area/state, we always say we have a great agent to refer to in a market. It's the easiest way for you to get a 25%-35% referral fee, for little effort. As the team for recommendations...there is a good chance someone has previously worked with another agent or we have a highly recommended referral through our eXp FastForward network.
Step 1: Find two agents that service that area (two is better than one because it gives your client the choice to choose and you don't lose out on the referral).
Ask our team - chances are our team has already vetted a referral agent in the market you need.
Fast Forward Movement Facebook Group - this is a great resource to post in and ask who we have in xx market.
Step 2: Speak with the referral agent and ask that 35% referral is ok. Remember, this is a lead they wouldn't otherwise have and they would likely pay a 50/50 split on a company lead, so it's a win-win for the both of you.
Step 3: Send referral paperwork to eXp for signatures. Ask Cara for assistance finding paperwork.
For California agents check here for the details on broker name, Tax ID, etc. Use CAR form RFA- Referral Fee Agreement.
Step 4: Send paperwork to agent you are referring the business to.
Step 5: Make the introduction client to agent(s)
Step 6: Add to your CRM a reminder to followup with agent(s) you referred them to. I usually text the agent once a month to check in. Not all referrals end up turning into something.
Open Houses
ALL ABOUT OPEN HOUSES
Successful open houses all starts with picking the right property. Too expensive and you will have little to no guests, too cheap and you will find the wrong buyers. Always go for an average price for your marketplace and a home that is brand new on the market or just had a significant price reduction.
Good location. Less than three turns off the main road. Unique homes have higher attendance. Buyers, neighbors, etc love looking at the new houses.
Make your open house fun. Music, mimosas, beer in the backyard. Make it a party!
WHEN DO I HOST AN OPEN HOUSE?
10am-6pm Friday/Saturday/Sunday. We usually hold them open for 2-3 hours on Saturday or Sunday 12-2 or 11-2. This varies depending on holidays or current events.
WHERE DO I FIND AN OPEN HOUSE?
Check the team (#1!!). Always look to see what listings the team has available for open houses first, if there are none available then proceed to finding one using the MLS, targeting new listings within 7 days...vacant homes are best.
First find an area that is in your farm or around a recently sold home by the team to create additiona exposure (and business for YOU). Next go to Paragon and search for properties that have come on the market in the last three weeks. A lot of larger brokerages such as Keller Williams and Coldwell Banker won't let other non-brokerage agents hold open their properties, so it's best to target eXp listings or smaller brokerages with homes that are vacant rather than owner occupied. Contact the agent and ask if they need anyone for an open that week. A great text that works is the below. Copy and paste this into your notes on your phone so you can just copy and paste the text when sending it out to multiple agents.
TEXT
Hi Name,
My name is ____, I'm a local realtor with HOMEBASE Real Estate. I came across your listing on 123 Main St. I'd love the opportunity to hold it open this weekend if it's available? I'll be sure to give you showing feedback for the buyer's that do come in. I will also be actively advertising the open house through door knocking, facebook and other social media platforms. Let me know if you need someone for this weekend or of any other listings you may have in the future. Thanks for your time.
CREATE BUZZ AROUND YOUR OPEN HOUSE
Post about your open house on your social channels. Be sure to post it on the Facebook community page and on nextdoor.com, which is an online site built to connect neighbors. Also, make sure the open house is posted on the MLS. In your social media posts don’t post the price. It leaves people to message you. If people message you, then you know they are possibly looking for a home :)

Ditch the MLS print out and have a booklet with all the info and stats on the house. Also have the other houses in the neighborhood that are for sale.
Place your business cards all over the home in little stacks.
Don’t try and sell anyone – the people will come to you for that. Your job is to establish a relationship with everyone that walks in the door. Keep a notebook in a drawer and write down notes on each person, so you can refer back to it when you follow up.

DISC Profile
At HOMEBASE Real Estate we understand the value of understanding people. The DISC profile gives us a broad idea of personalities and behavioral styles of people. We strongly recommend reading the book, Versatile Selling, by Wilson Learning. It's important to know the personalities and behaviors of your current and future clients in order to know how to respond and navigate a situation to come to the conclusion you want. Check out the four types of people below...
1. Driver - These types of behavioral styles are results oriented, like to be in charge/make decisions.
2. Influencer/Expressive - Fast paced, like risk and are people focused, very collaborative and like to work together in teams.
3. Supporter/Amiable - People focused, risk averse, good with building one on one relationships, like pace and consistency.
4. Calculator/Analytic- Data driven, very analytical, detail and time oriented.
