3829 Adriatic in San Bruno is a 4BD/3BA single family home in San Bruno's Marisol Community just off Skyline Blvd. It is among an established single family community primarily built during the 1950s. Infill development opportunity adjacent to Skyline College created the Marisol Community and finished building in 2005-2007. The property was owned by retirees for over 15 years and had a limited budget for property preparations. They decided to sell in order to downsize to their retiring home. We began preparations in December of 2020. As the new year was around the corner, the presidential election behind us, and new hope for the COVID vaccine, I advised we pivot quickly to the second strategy which was to highlight some cosmetic upgrades and prepare for professional marketing. As typical the early part of the year January/February, there is traditionally a surge of demand a buyer activity and it steadily increases through April/May. The big questions in 2021 was how the market data would actually play out in real life, with all signs pointing to strong buyer demand. Ultimately, the addition of record low interest rate intensified buyer demand. Sellers did resist updates in their belief that buyers could do what they like after they buy the home. The reality is buyers buy with emotions and properties that have been freshened up and distractions removed give the best return to the seller. In addition, the updates can attract a wider audience of buyers with visual appeal. In additionally, for properties that showed well from the start, we see a higher volume of buyer interest which results in more offers with stronger offer prices and fewer contingencies. This ultimately leads to a higher return in offer price and smoother transaction for the sellers. We came on the market at a time the real estate environment was still feeling its way out of COVID in 2020. With preparations completed in late January, we were ready for market in early February. The weather was still cool and clear skies with intense sunshine. We came on market with a list price of $1,580,000. Interest was strong right out the gate with several buyers looking to submit preemptive offers. Due to this intensity of interest, we set an offer date for the 7th day after live on MLS. There were 48 showings within those 7 days. On the offer date, we received 14 offers. A bulk were at the $1.75M market and a handful above. The ultimate winning bid was $1.8M, fully non contingent. During the escrow, as a goodwill gesture, seller did agree to adjust price by $5k to help better the buyer's loan terms. Closed escrow in 25 days.
