CONGRATULATIONS! You had your offer accepted! You've successfully executed a sales agreement! The nerve-wracking bit is over... right?! Well... yes and no. The first part of the transaction is a flurry of activity, and there are a few things that we need to arrange ASAP, and a few questions you need to be asking yourself: Firstly: Do I intend on using a real estate attorney? Secondly: How do I arrange my deposit? Thirdly: When and how do I arrange a home inspection? Lastly: When and how do I arrange my homeowners insurance? Please read on for more details on each of these important steps, and you will find our recommended vendor list at the end of this presentation. This is also the time your lender will reach out to you to start asking for all those important documents needed in order to start the underwriting of your mortgage. If you have any questions about these steps you can reach out to our Client Care Manager, Jenn Kobelka, at clientcare@jfkliving.com, or you can reach out to your JFKLiving Agent.
Your Fully Executed Contract
Here is a copy of your contract for your records.
The Attorney Review Period (1/28 - 2/1)
Once we have an executed contract there is a 3 BUSINESS DAY PERIOD in which you can seek the counsel of an attorney who will review the sales contract and make any changes that they deem necessary. This might include some change in language, or additional applicable addenda. An attorney will be able to guide you through inspections, repair requests, appraisal issues and see you through to closing. A copy of the fully executed contract has been sent to your attorney, Greg Voorhees.
Paying Your Deposit (EMD) - $10,000
Your deposit should be a CERTIFIED CASHIER'S CHECK from your bank for $10,000 made payable to CITY ABSTRACT. Please put the address of your home purchase as a memo on the check, and deliver the check to City Abstract Title, 75 N Haddon Ave, Haddonfield, NJ 08033 (side entrance). This needs to be done as soon as possible. And please be sure send your client care manager a copy of the check!
Booking Your Home Inspection (2/2 - 2/16)
Your inspection window is 2/2- 2/16. This will need to be arranged ASAP as home inspectors can get booked up at least a week out. You should book a standard home inspection, with a wood-destroying insect inspection (termites, etc) and most-likely a radon test. Most inspectors offer this as a package deal. You may want to include some additional inspections- such as a sewer line scope. Your JFKLiving agent will be able to give you guidance here. Remember you have a 14 CALENDAR DAY window in which to carry out the initial home inspection, review the report and, if needed, present a list of repairs and any additional inspections needed to the sellers. Your agent will need to be present at the home inspection, but it is your choice to book a home inspector- and it is important you do your due diligence when selecting an inspector. We have a few trusted local inspectors that we have added to the list below as we believe they offer excellent service- but they are in no way affiliated with the team.
Arranging Homeowners Insurance
The easiest way to arrange your homeowners insurance policy is to speak to an insurance broker. They will shop out for your policy to get you the best deal, and they will need your mortgage lender's details. We recommend you do this sooner rather than later. You insurance payment will eventually be tied into your monthly mortgage payment. What we call your PITI payment - Principal, Interest, Taxes and Insurance. We have recommended brokers on our vendor list.
