Hello Melanie There are 5 basic elements to my job when I work for you: Home preparation; Pricing strategy; Maximum exposure; Negotiation; Transaction Management. "Negotiation" is critical in the current market so that no money is "left on the table." The skill is not selling a house at the moment but ensuring you retain the most equity. There are the examples of marketing below to ensure "maximum exposure.". The buyer is very very likely to be from the GTA and this is what sellers want as these buyers have the funds available. Online marketing is the initial hook and my job is to make the home as attractive as possible and memorable; to get as many online views as this equates to actual showings. The various photos, videos, 3D tour, digital brochure etc does this. The hard copy of the digital brochure reinforces this at actual viewings; buyer's refer to it and again your listing is memorable. Physical postcards delivered locally ensure all your neighbours with out of town friends looking for a home know the house is for sale. I like to work with a few days pre listing period to get all photos, video, 3D tour and "coming" soon marketing in place. Then have a Launch Day. During this time I will be contacting all buyers agents whose clients have missed out on recent sales. Your aim I know is to walk away with the most cash in the timeframe you want and with the least stress. My focus is 100% on making this happen. Commission is 5% plus HST split 2.5% and 2.5% between the listing and buying side.The 2.5% on the buying side will guarantee all GTA agents show the as we know "some" do cherry pick what to show based on commission ( unethical but it happens.) There are no charges at all if the home does not sell or you decide to take it off the market. If I personally bring the buyer the commission is reduced to 4% as there are less costs involved for myself. On the listing side all the marketing is included. There are no extra costs.
