Hey there,

Selling a home is both a financial decision and a personal transition. My role is to help you understand what the market is doing, how buyers are likely to respond, which preparation is worth considering for this particular home, and what each pricing or timing choice may mean.

The plan below is a framework—not a generic checklist. We will adapt it to your goals, property, local requirements, buyer pool, budget, and comfort level. I will give you a clear recommendation, explain the tradeoffs, and keep the final decisions with you.

Step 1: Define Your Goals and Success Criteria

We start with your priorities: timing, financial needs, property condition, moving plans, risk tolerance, and what a good outcome looks like to you. Those priorities become the decision criteria for preparation, pricing, launch timing, offer evaluation, and closing.

How We’ll Make Decisions Together

Before we discuss tactics, we establish what matters most:

• Your timing, financial needs, convenience, flexibility, and risk tolerance

• What the property, comparable sales, and current competition support

• What buyers and agents are actually doing—not just saying

• The costs, risks, and likely tradeoffs of each available option

I’ll give you a direct recommendation and explain the reasoning behind it. You retain final authority; once you decide, I execute the plan and report back.

What I Will Not Push You Toward

• Overpricing simply to win the listing

• Unnecessary work without a property-specific reason

• Rushed price changes without evidence and context

• Manufactured urgency or marketing claims we cannot verify

My job is to give you a candid recommendation—not to steer you toward the decision that is easiest for me.

Step 2: Choose the Right Launch Sequence

Pre-market, coming-soon, delayed-marketing, and full public launch strategies have different benefits and limitations. We will choose the sequence together based on your goals, local MLS rules, seller authorization, and the need for fair and accurate market exposure.

‌

Permitted Agent-to-Agent Outreach

When authorized by you and permitted by current MLS and brokerage rules, I may use direct agent-to-agent outreach to identify possible buyer interest. Multi-brokerage networks, public posts, email blasts, and other marketing can trigger MLS submission requirements, so the exact timing will be documented before anything is shared.

‌

IMAGE

RealScout Buyer Matching

When available and compliant with the selected launch plan, RealScout can help identify agents whose buyers have saved searches that appear to match the home. Search criteria are only an early signal; they do not guarantee buyer interest, qualification, or an offer.

‌

Seller-Authorized Coming-Soon Communication

Social media, email, and other public “coming soon” marketing will be used only after we confirm the seller’s written choice and the applicable MLS timing. The purpose is to provide accurate property information and a clear path to the eventual listing—not to manufacture urgency.

‌

Early Feedback and Launch Decisions

Available questions and feedback can help us test assumptions about pricing, condition, presentation, and buyer concerns. I will document meaningful themes, distinguish opinions from measurable activity, and review any recommended adjustment with you before it is made.

Step 3: Build a Property-Specific Preparation Plan

Not every home needs a full renovation before listing—and not every home should necessarily be listed as-is. The right amount of preparation is built around your specific comps, likely buyer pool, budget, timing, and goals.

‌
Image

Inspection Planning

We will decide which pre-sale inspections are useful based on the home, its age and condition, local point-of-sale requirements, likely buyer expectations, and the disclosure strategy. Options may include home, pest, roof, sewer lateral, sidewalk, or other specialist inspections.

If I advance an approved third-party cost, the reimbursement terms will be documented in writing before it is incurred, including what happens if the listing closes or is cancelled.

Professional Design Walkthrough & Listing Prep Support

After the included professional design walkthrough, we will identify the preparation that may make a meaningful difference before the home reaches the market.

Depending on the property, support may be applied toward cleaning, handyman work, hauling, exterior washing, or another agreed preparation need. We will confirm the scope and provider before work begins.

Includes up to $500 toward actual, preapproved third-party services. No cash value. If the seller invokes Easy Exit after an approved expense has been incurred, only that documented third-party expense is reimbursable—there is no cancellation fee or charge for my time. Complete terms must match the listing agreement or broker-approved addendum.

Vendor Options and Decision Support

When multiple bids would be useful, I can help source and compare available vendors so you can evaluate price, scope, timing, and tradeoffs. You remain in control of the provider and work authorized. Visible design decisions can also be reviewed during the professional walkthrough.

Step 4: Create the Right Buyer Experience

Every listing receives accurate property information, professional presentation, and a coordinated digital launch. Additional media is selected when it is appropriate for the property and likely to help buyers understand it.

‌

Included: Visual Marketing & Media

  • Standard visual marketing includes professional photography and a dedicated property page. Depending on the home, seller authorization, site conditions, weather, and likely buyer value, the plan may also include twilight photography, aerial media, or a professional listing video.

Included: Digital Experience & Property Details

  • Floor plans are included when available and appropriate. A 3D Matterport tour may be added when it meaningfully improves remote evaluation or helps buyers understand the layout.

‌

Video Walkthroughs and Digital Access

  • Agent-recorded walkthroughs, live video, or other digital access may be used when they improve buyer understanding and fit the seller’s privacy, security, and showing plan.

Step 5: Launch Accurately and Amplify Locally

The MLS is the foundation of broad market exposure. Property-specific copy, verified facts, professional visuals, local outreach, and direct communication help buyers and agents evaluate the home clearly.

‌

MLS and Listing Distribution

The listing is entered in the applicable MLS with verified facts, property-specific copy, and approved professional media. MLS syndication typically distributes the listing to major consumer real estate websites; display and timing are controlled by the receiving platforms.

‌
Image
IMAGE

Local Neighborhood Outreach

  • A Just Listed postcard is sent to approximately 250 nearby homes with a direct path to the property details. Neighbor outreach is intended to make accurate information easy to share with people who may have a legitimate interest in the home.

‌
Image

In-Person and Print Marketing

  • Broker tours, open houses, private showings, signage, and QR-enabled print materials are scheduled based on local practice, seller authorization, security considerations, occupancy, buyer demand, and the property’s launch plan. These are tools—not automatic activity for its own sake.

‌
Image
IMAGE

Email Marketing

  • Property information may be shared with appropriate past clients, active buyers, and local agents using audience-specific, factual messaging and a direct link to the verified property details.

‌
Image
IMAGE

Social Media Promotion

  • Property-specific posts may be coordinated across Instagram, Facebook, LinkedIn, and other appropriate channels. The content will reflect verified facts, seller-approved media, and the needs of the likely buyer pool.

Step 6: Report What the Market Is Actually Doing

I do not recommend changes simply because time has passed. We review measurable activity, available feedback, competing and pending listings, new sales, and any offers before deciding whether the strategy should change.

‌
Image
IMAGE

Performance and Communication

  • • A scheduled weekly update and optional 15-minute check-in

    • Follow-up with agents who showed the home and buyers who expressed legitimate interest

    • A summary of available feedback, online engagement, showing activity, competing inventory, and relevant market changes

‌
Image
IMAGE

Evolving Strategy and Messaging

  • I will separate facts, reported feedback, and professional interpretation. If I recommend a change to price, presentation, access, or messaging, I will explain the evidence, alternatives, and likely tradeoffs. The final decision is made with you.

‌
Image
IMAGE

Continued Marketing and Exposure

  • Marketing continues through the channels that remain appropriate and productive. We will adjust audience, message, access, or media when the evidence supports it rather than repeating activity that is not helping buyers evaluate the home.

Step 7: Closing Support and Seller-Funded Services

The service continues through offer comparison, negotiations, disclosures, escrow, moving coordination, and closing. Any credit or seller service is explained with its actual terms before it is relied upon.

‌
Image
IMAGE

Included: Moving and Transition Support

  • At a successful close of escrow, I provide up to $1,500 from my commission toward actual, documented moving or transition expenses such as movers, packing, short-term storage, hauling or junk removal, estate cleanout, or final move-out cleaning.

You choose the provider. The benefit has no cash value, unused amounts do not carry over or transfer, and no closing means no credit. It does not automatically stack with another credit or concession. Complete terms are documented in the approved transaction paperwork.

‌

Guidance and Representation

  • • Thoughtful offer comparison using price, terms, risk, timing, and estimated net

    • Clear, steady guidance from contract through close

    • Ongoing access for questions, decisions, and the next practical step

Working Together and Easy Exit

The Listing Agreement and Easy Exit

Before signing, we will review the current California listing agreement in plain language, including agency, compensation, marketing authorization, term, and cancellation.

For a standard owner-authorized residential listing, the approved Easy Exit option allows you to cancel in writing before accepting an offer. There is no cancellation fee or charge for my time. You reimburse only documented third-party expenses approved in writing before they were incurred; ordinary listing photography and floor-plan costs remain mine. A limited 30-day provision may apply if I introduce a new buyer after cancellation, and public marketing and showing authority end when cancellation is effective. Complete terms must match the signed eXp-approved agreement or addendum.

This sample is for advance review only. Your actual agreement will use the current eXp-approved California forms and any broker-approved addendum needed to document the services and Easy Exit terms we have agreed to.

Reference Materials

Homes.com Visibility

Homes.com may provide additional listing exposure and direct buyer inquiries as part of the broader launch. Platform placement, traffic, and results vary.

If an unrepresented buyer contacts me, I will protect my duties to you, explain the available agency and representation options, and use only compensation terms that are separately authorized in writing and approved by eXp. I do not promise a specific savings or legal outcome in advance.

Sample Comparative Market Analysis

This sample shows the types of comparable sales, active competition, property differences, and market conditions we will review. A client-specific version will be prepared for the subject property; the sample is not a valuation of your home.

Sample Marketing Brochure

This sample shows the quality and structure of the property information buyers may receive. Every public claim, image, measurement, and named local feature is verified or clearly attributed before publication.

Sample Seller Net Sheet and Marketing Timeline

This sample illustrates how estimated seller proceeds, key assumptions, and the proposed preparation and marketing timeline can be reviewed together. Your client-specific net sheet will identify estimates and should be updated as terms change.

Westin Means Client Reviews

Client reviews provide context about communication, judgment, and service. Any production or ranking claim used elsewhere will include a current source, date, geography, and measurement rather than an unsupported superlative.
