Closing day is fast approaching! So what do you need to do in order to get to the closing table? Here are the next few questions you should be asking during the last stage of the transaction: How do I transfer utilities in order to carry on service? What funds do I need to bring to closing? What do we do for final walkthrough? What do I need to bring to closing? If you have any questions about these steps you can reach out to our Client Care Manager, Jenn Kobelka, at clientcare@jfkliving.com, or you can reach out to your JFKLiving Agent.
Transferring Utilities
This should be done a week or so prior to closing in order for you to have continued service. All you have to do is call the utility companies, tell them when closing day is, give them your details, and they will handle the rest! For Gas & Electric: PSE&G 1-800-436-7734 For Water & Sewer: Evesham Twp MUA 856-983-1878
Closing Funds
Your lender will send out a Closing Disclosure to you at least 3 days prior to closing and that will detail all of the funds in and out during the transaction, and how much you need to bring to closing in order for you to purchase your new home! The funds should be a CERTIFIED cashier's check, or they can be wired to the title company directly. NOTE: If you choose to wire your funds PLEASE verify the details with the title company first before sending any funds - wire fraud is real and on the rise. You might want to bring a personal check to closing as well, just in case there are any slight discrepancies on the statement.
Final Walkthrough (1/7 at 9am)
It's getting real now! Your agent has arranged for a final walkthrough of the property the day of closing at 9am day ensure that the property is vacant, all the sellers possessions have been removed (save for any that they agreed to leave for you), and that the home is clean and tidy. This is the time to check any repairs were made that were agreed upon, and make sure all the systems are in working order. Once you are done - you'll have a few photos with your agent to celebrate your new home - and off to closing you go!
What To Bring To Closing (1/7 at 10am)
It's closing day!! Make sure you bring a good signing hand as there will be a lot of paperwork to sign! You will need your certified cashier's check with your funds to close, and TWO forms of ID. Closing should take around an hour to complete. Your title rep, attorney, or mortgage lender, will guide you through the forms you need to sign. And once signed and the funds handed over... your agent will hand the keys over- and likely take more photos! CONGRATULATIONS! You have bought a home!

Congratulations on the purchase of your new home!
