The Smart Home Buyer

We wrote this book specifically for our market and it will give you an outline and education on the process.

Lender Recommendation

When you come to me for your mortgage, I begin by listening. I want to understand your goals and priorities so I can offer a home loan that’s right for you. You may be a first-time homebuyer or a long-time homeowner. You may be buying an investment property or looking for a renovation loan. I offer a wide range of loan programs, from FHA and VA to conventional and jumbo. You are an individual and my recommendations will respect your unique circumstances. Communication is key, and sharing information is as important as listening. I will make sure you know what’s happening with your mortgage as it progresses through the process and will be available to answer your questions. I’ll be with you every step of the way, from application to closing and beyond. Whether you are buying, refinancing, or renovating, I am ready to give you the outstanding home loan experience you deserve.

Getting to Know You

It is very helpful when my clients take a minute to fill this out.

Where we find houses...

All of the 3rd party websites for real estate (1000s of them, but for example - Zillow.com, Realtor.com, Redfin.com etc) are pulling their house data from the MLS (multiple listing service). This is the main data hub for Realtors to input their listing data and share houses with everyone. The problem is different sites might have different parameters. For example, on zillow- it's either active or pending (never in between - the various contingencies) which means I am frequently telling folks that a house is not available because they are relying on something other than the MLS to give them accurate info. I think that these websites are a great place to start or do some preliminary research but when you get serious about your search - I would switch to the MLS (which you get access to through your me or any other licensed Realtor)

Sample Contract

Here is the sample contract paperwork we will need to fill out when making offers in the Twin Cities. Most buyers don't see these contracts until it's time to make an offer. We want you to be as prepared as possible so when you find the right home you can focus on the main terms. Things can happen fast so by having an understanding of the contract early in the process you'll be empowered come offer time. Don't be overwhelmed. Feel free to review at any time. They include the following: 1) Agency Relationship 2) Buyer Agency Agreement 3) Compensation Disclosures 4) For Your Protection Get a Home Inspection 5) Purchase Agreement 6 Arbitration Disclosure 7) Misc docs depending on the situation. Please review these and let me know if you have any questions or if anything is unclear.

Arbitration

When you write offers on homes (or sell a home) your agent will ask you if you want to elect for arbitration or not. It would be in your best interest to understand the concept. Please review this doc before you write your first offer. **Please jump to page 15 if you want the pros and cons.

Earnest Money

Earnest money, or good faith deposit, is a sum of money you put down to demonstrate your seriousness about buying a home. In most cases, earnest money acts as a deposit on the property you're looking to buy. You deliver the amount when signing the purchase agreement or the sales contract. (In our area, 1-2% of the purchase price is typical).
