Step by step escrow explanation

Congrats on accepting and offer! Here’s what happens next:

  • Earnest money deposit - The buyer generally has 3 days to wire their earnest money deposit or whatever was listed in the purchase agreement.
  • Seller disclosures - If you haven't completed this process already, our assistant Bre Kama will be reaching out to you to get this process started for reviewing and signing your required seller disclosures
  • Escrow documents - You will receive an email from Christopher Dale at New Ventures Escrow. He will explain the next steps in signing your escrow documents. 
  • Home inspection - I will be meeting with the buyer and their home inspector to understand if there are any major issues with the home. If we did a pre listing home inspection, there's a chance the buyer will just go ahead and use ours but it's no guarantee as they may want their own.
  • Termite inspection - If not completed already, I will be meeting with the termite inspector to test the property for active or potential termite infestation.
  • Appraisal - If the buyer is getting a loan, we will be meeting the home appraiser with the goal of justifying the home's value!
  • Request for repairs - We will be working with you to negotiate a request for repairs, if they ask for any repairs.
  • Inspection contingency - Once we negotiate the request for repairs, the buyer will remove this contingency
  • Loan approval - We will be following up with the lender to confirm the loan is on track
  • Loan contingency - Once the buyers loan is approved, they will remove their loan contingency
  • Book movers - If you are living in the home, we recommend scheduling this once the buyers remove their contingencies.
  • Book cleaners - We recommend having the home professionally cleaned once you move out as a courtesy to the buyers.
  • Final walk through - The buyers and their Realtor will visit the home to confirm and sign off that the home is in the same shape as when they wrote the offer.
  • Close the sale and get paid! - You should receive your funds within 24-48 business hours of closing.

Utilities Transfer

Here is a list of city utilities with contact information so that you can take the utilities out of your name when transferring possession of the home to the new buyers. You'll likely want to do this at least 3 business days before closing.

What's required before transferring keys 

When it comes time to deliver the keys to the new buyers, here are some things you should be aware of! 

  • Put all keys in a kitchen drawer - We will handle the key exchange! Please put all keys including pool, mailbox, front door, etc and label them if you can.  
  • Remove any personal items - Make sure to remove ALL personal items from the home. Even if you think it might be helpful for the new buyer, leaving any items in the home could result in the buyer having to remove them and unnecessary hauling feels.  
  • Patch any holes - If there are any items you remove from the walls that leave holes, such as nails or screws, you must patch the holes in the wall.  
  • It's common courtesy to clean, but you don't have to. We recommend either cleaning the home yourself or hiring someone to clean prior to exchanging keys.
