Carlos and Marta, This is a new software we are trying out to help keep our clients in the loop as the we move through the process of selling a home. The goal is to provide one place for reference items as you step through selling your home. Let us know how it works for you! Please don't hesitate to let us know of any questions or concerns. Update February 28th: *Appraisal is in at value. *The buyer chose to complete another pest and property inspections. Once we received copies we will share them with you. *I will coordinate for staging to be removed next week. *The final invoice is below for your review. This will be paid out of your proceeds via escrow. (Do not clink link to pay here. ) : ) * I will be working with Sarah @ escrow to coordinate your final signing of documents in preparations for closing. *We are collecting mail and will forward to your Pennsylvania address. Update February 22nd: The buyer's deposit is in. Escrow and title area working on sunburn transfer documents Update January 30th: We will finalize and sign the listing agreement this week via docusign.  Let me know if you have any questions about the drafts. Also, the last disclosures, inspections, and repairs/receipts will be sent to you on DocuSign.  Coming Soon Yard Sign ``Do Not Disturb" to keep looki-loos from knocking on the door while you are trying to move.  If anyone comes up, do not feel you have to let them in.  Simply give them my number and ask them to call me.  I will set up to show them privately.  The listing goes on the MLS as a "Do Not Show" coming soon.  This way agents are aware of it and will prepare to see it once it is ready.  This is where we build the "frenzy".  From the 1st until the 8th, we have 1 week of coming soon before the photos and open house weekends. We should be ready to go live to the public with photos and all the bells and whistles by late Thursday the 10th. This does not give us much internet soak time for the first open house (2/12 and 2/13).  So, I will plan to potentially have a second weekend if we need it to collect enough interest for multiple offers.  It may be that we have enough after the first weekend. We can discuss/decide after the first open house weekend.  I do agree, not to wait, and get moving as soon as possible because of rising interest rates.Assume offers will need to be reviewed Best Case: 2/16. Worse Case 2/23.  Then assume a 30 day escrow and money in hand around 3/29. The inspections are completed and no surprises.  The two plumbing leaks under would ideally be addressed. I would suggest getting an estimate and then make a decision on next steps.  I will work on that this week. The furnace was cycling on and off quickly and sometimes that means it is not getting enough air.  We changed out the filter and had Duke's HVAC service the unit and adjusted some of the parameters based on the age of the unit. All good.  We will add this information to the disclosure package. We have some last handy items we will take care of this week.  They include the cables on the side of the garage, bringing electricity to the house numbers, fixing the doorbell, and a couple of other minor items.  Let me know if you see anything while you are there to add to the list.  Thank you, CJ and Mike

Calendar of Events

Contract Date: Feb 17th 2022 3% Deposit: Feb 18th 2022 COE: March 14th 2022 This is a Google calendar I shared with you. This will keep up up to date on the steps all the way to closing and cash! I shared the Google Calendar with you. Please let me know if this is helpful? I typically do not put the coming soon sign up while you are moving as people will be annoying about wanting to come inside for a minute. The inventory is low in the neighborhood: 0. I am ok with putting up the coming soon sign on Feb 1st.

INVOICE Repairs, Painting, Landscape, Repairs

This is the invoices and receipts for painting, skylight switch out, foyer linoleum, landscaping, plumbing, and the heater servicing. As discussed you will receive a $2,000 credit from me for landscaping. This invoice will be paid at close of escrow.

Recent Activity, Pending, and Solds

We will update this weekly as we move through the process of selling your home. Here are the latest greatest happenings in the neighborhood around Inverness.

Market Activity

Altos Research helps us keep up with the local market trends for Newark and your neighborhood. Right now, we are watching interest rates carefully. If they start rising each week, we could see affordability impact demand. But currently there are about 100 active buyers per home. It seems there will still be enough active buyers to make your sale successful.

Capital Gains & Possible Exemptions

Disclaimer: I am not a tax professional and this should not be considered as advice. Seek the consult of a tax professional. From the site: However, there are exceptions for certain circumstances: Military service, death of a spouse, and job relocation are the most common reasons that might allow you to take at least a partial exemption. The IRS has a worksheet for determining an exclusion limit; see Topic 701.

Pre Market Photos

I take photos for a lot of reasons. Mainly to remind me of something. To -dos. : ) Please send me a list of Updates/Improvements. Basic list of item, year, approximate cost. Thank you!

Listing Agreement & Estimated Proceeds

Once signed, here is where you will find the listing agreement, the exclusion from the public multiple listing service (MLS) during the coming soon period, estimated proceeds, and any addendums to the listing. This is the agreement between you and I to list your home for sale. The estimated proceeds are estimated at a base case and worse case scenario.

Title and Escrow

We have opened escrow/title with Sarah Whitman @Fidelity National Title. This allows us to pull a preliminary title report to make sure the title is cleared for sale and transfer. Her contact below. Alameda County is a "Buyer Pay" county and since the buyer pays, they can choose their preferred escrow company. So if you see a change in the company once in contract, it was because the buyer elected a different company. Sarah and her team will reach out to you for forms they need specifically from you. I have made her aware you will most likely be on the East Coast of the U.S. for closing documents signatures. We will coordinate a mobile notary.
