
Mindy, Yippee!! You are officially UNDER CONTRACT which is so, so exciting! My hope for you as we move into the next steps is that you can just sit back, relax and know that we have EVERYTHING taken care of on your behalf. The unknown can be scary though so to make sure you feel empowered throughout this process, below a Step-by-Step Guide of what has been completed, what comes next and what you need to know... I want this to be a resource that allows you to relax because you know what's coming and that we've got you covered 100%. That being said, I do not want this to be a source of stress if you find it overwhelming. We are going to handle all of it for you and still walk you through what to expect every step of the way. What Happened So Far...
...hopefully a celebration!! Now that we have a fully executed contract, all the balls are in motion! - I have sent the title company your contact information so they will begin their process of obtaining the preliminary title commitment which will show us if there are any unexpected liens, easements or issues with title and they will send it to you directly once it is ready. - I sent Ryan a copy of the executed contract and the Post Occupancy and he has started processing your loan file as well as the FHA approval for the complex. - I'm waiting to hear back from my inspection company on their availability but that will definitely be scheduled for this week. Contract Timeline & Resources
I've created a timeline where you will be able to see all of our dates and deadlines. You can also find contact information for all of the main players in our transaction (title, lender, inspectors, home warranty companies, etc...) + other vendors that may make your life easier now or down the road. I emailed the timeline to you but please let me know if you have any trouble accessing or using it. You can also get to the link here.
Step 1: Schedule Your Inspection - COMPLETE
Inspection is scheduled for 8:30 AM on Friday morning. Friday is also our deadline to terminate the contract based on inspection if you decide you do not want to move forward.
Step 2: Deliver Earnest Money - COMPLETE
Earnest money will be held by the title company which in this case is Preferred Title of Colorado and a copy of your earnest money receipt has been emailed to you and is uploaded here for your reference.
Step 3: Call Your Insurance Company - COMPLETE
You'll want to get your homeowner's insurance lined up ASAP. Most people choose to bundle it with their existing car insurance policy but if you need a local broker, here is his contact info: Lance Parzybok, Integrity First Insurance lance@integrityfirst.net 303-597-1667 He is a broker so he will shop multiple insurance companies for you.
Step 4: Review & Sign Seller Disclosures - COMPLETE
Below is an explanation of all the seller disclosures and I will send you the documents directly from CTME for your review and signature as soon as I receive them from the listing agent. CLOSING INSTRUCTIONS: This document authorizes the title company to close the transaction for us. *Have not received these yet* LEAD BASED PAINT DISCLOSURE: This is a Federal form required for all properties built before 1978. There is almost certainly lead based paint underneath the layers but it is not harmful unless ingested. SELLERS PROPERTY DISCLOSURE: This document states anything the seller knows about the property as prompted by the questions on the form. SOURCE OF WATER ADDENDUM: This document is required throughout the state but is most important for rural and mountain properties where the water could be coming from well and septic. In the city, your water comes from the City of Denver so nothing shocking there but you still have to sign the form. *Have not received this yet* SQUARE FOOTAGE DISCLOSURE: This document states that the seller took the square footage from the public assessor's records and did not measure the property themselves (which is normal in Colorado). Your appraiser will also measure the property as part of your appraisal and you'll be able to see their calculations. AFFILIATED BUSINESS ARRANGEMENT DISCLOSURE: When applicable, this states that the listing agent's brokerage also owns other companies that they have to legally disclose. *Does not apply to this transaction*
Step 5: Review & Sign Buyer Disclosures - COMPLETE
I will have these ready for you to sign in the next couple days and we will go through them one by one together but here is a summary of the documents: COLORADO MOLD DISCLOSURE: This document states that it is your right to test for mold if you have any concern about it. EXCLUSIVE RIGHT-TO-BUY LISTING: This document is our Buyer Agency Agreement that states I am your agent and my company (RE/MAX Professionals) receives payment from the Seller's agent's brokerage (RE/MAX Alliance). You do not have any real estate-related costs whatsoever. BUYER COVID-19 ADVISORY: This document discloses that we are in a pandemic and advises best practices to keep you safe while looking at homes. COVID-19 ADDENDUM: This document allows an extension of up to 14 days if there are any COVID-induced delays due to Buyer or Seller being in quarantine or a government shutdown. WIRE FRAUD DISCLOSURE: This document states that wiring money electronically is a risk which is why the wiring instructions must come directly from the title company and not from RE/MAX Professionals.
Step 6: Inspection Termination Deadline - COMPLETE
If based on what comes up in the inspection, you decide you no longer want to move forward with this property, your deadline to terminate the contract is this Friday, November 19th by midnight. Hopefully this isn't the case of course!
Step 7: The Loan Process & Appraisal - COMPLETE
Ryan is already working behind the scenes on your loan file so if he hasn't collected all of your documents yet, that will begin now. If he has already collected all of your documents, then underwriting will begin their review of your file and they will order your appraisal after the inspection. Once we get through your appraisal, Ryan will work with underwriting to get final approval of your loan. He will also do a final verification of your financial information, credit and employment right before closing so please don't quit your job or buy a car or any large furniture until AFTER closing ;)
Step 8: Moving Prep - COMPLETE
As we get closer to closing, I'll drop off your moving kit and go over transferring utilities, scheduling movers, etc...
Final Walk Through & Closing Time!
Right before Closing (either the day before or the day of), we'll do a final walk through of the house to make sure it is still in the same condition as when we went under contract. This only takes 15 minutes or so and is really a formality to make sure we have our eyes on it before you officially sign on the dotted line. Tuesday 12/21 is the big day! Final Walk Through: 9 AM Closing: 12 PM NOON Closing Location: Preferred Title of Colorado, 11990 Grant St, Northglenn, CO 80233 Things to bring to Closing: - Your funds to close (cashiers check) - Your driver's license - A second form of ID (can be a signed credit card or passport, anything with your signature on it) - A big smile because YOU DID IT!!!!! You are officially a homeowner! You'll get the keys and take possession at Closing!
