THE HOME-BUYING PROCESS
My team and I have created this informative guide to illustrate what you can expect from the home-buying journey.
TOURING HOMES
Please note that while many homes are vacant and readily accessible, some may be owner-occupied or currently rented. In these cases, we may need to schedule an appointment at least 24 hours in advance to give the occupants time to prepare for our visit.
If you are unable to attend a scheduled home tour, please inform me as soon as possible, so we can make alternative arrangements with adequate notice.
My weekends can get quite busy, as I often work with multiple clients simultaneously. By reaching out early, I can coordinate showings efficiently and ensure that you have the opportunity to see all the homes you’re interested in.
Thank you for your understanding!
MAKING AN OFFER
Here's additional information about making an offer on a potential home. As we consider a purchase price, these criteria will guide our evaluation. Our offer package will encompass a purchase contract, a pre-approval letter, proof of funds, and signed disclosures.
AFTER THE TOUR / OPEN HOUSE
If you’d like more information after a tour or open house, just let me know and I’ll pull the property disclosures.
Disclosures are a detailed set of forms and reports the seller provides that outline the condition of the home. They typically include items like inspection reports, known repairs or issues, permit history, neighborhood or environmental factors, and HOA information (if applicable).
Reviewing these documents is a critical step in understanding what you’re really buying. Analyzing disclosures is a big part of what I do, and I’m happy to walk you through them line by line. We can review everything together on a Zoom call so nothing feels overwhelming and you know exactly what to look for.
HOME INSPECTION & OTHER CONTINGENCIES
A professional home inspection is a critical part of the home-buying process. It gives you a deeper understanding of the home’s condition beyond what you can see during a showing.
Inspections typically cover major systems and components such as the roof, foundation, electrical, plumbing, heating and cooling, and overall structure. I coordinate trusted, local inspectors, help you understand the findings in plain language, and guide you through your options if any issues come up.
CLOSING ON YOUR HOME
Once your offer is accepted, the closing process begins. This is the period where all final steps are completed to officially transfer ownership of the home to you.
Typically, within one business day of acceptance, your initial deposit (also called earnest money) is placed into a secure escrow account, as outlined in the contract. From there, several things happen at the same time, including inspections, appraisal, loan approval, and final document review.
The time from offer acceptance to recording the home in your name usually takes about 21 to 45 days. All-cash purchases may close sooner since no lender approval is required.
It’s also important to plan for closing costs, which typically range from 3% to 6% of the loan amount. These costs cover items such as lender fees, title and escrow services, insurance, and prepaid expenses.
I’ll guide you through each step, keep timelines on track, and make sure you always know what’s coming next.
HOME WARRANTY
To add value and peace of mind, we ensure you receive a complimentary one-year home warranty on qualifying, livable homes.
A home warranty helps cover the repair or replacement of certain major home systems and appliances during your first year of ownership, providing extra protection as you settle into your new home.
I’ll review the coverage with you so you know exactly what’s included and how to use it if a covered issue comes up.
Our Next Steps
WHAT IS THE NAR COMMISSION LAWSUIT AND SETTLEMENT ALL ABOUT?
Here's a short synopsis of what the NAR Lawsuit and Settlement is all about.
The NAR settlement tackles anticompetitive concerns in real estate commissions, with NAR and leading firms agreeing to a $418 million settlement and rules for clearer commission structures. It marks a shift towards more transparency in agent commissions, offering sellers more control over fees and introducing potential changes in buyer agent compensation. This aims to enhance market transparency and fairness in real estate transactions.
UNDERSTANDING BUYER REPRESENTATION
We will provide you with a Buyer Agency Agreement that will explain in detail the role of your Buyer Agent. This must be signed by the purchaser and the broker in order for the Agent to represent the purchaser on a buyer-side of a transaction. A Buyer Agent represents only the buyer and promotes and protects your best interests as your fiduciary.
