Congratulations! You are now IN CONTRACT! Here’s a general overview of how our process works now that the contract has been accepted: Initial Disclosures are sent out to the clients to sign, as well as a list of additional items we need from them → Appraisal is ordered → Once signatures and initial items are received, the loan goes to the processor for review → If all looks good, the loan is submitted to underwriting → Underwriter issues a conditional approval → We work on getting any additional items needed back to underwriting (including the appraisal) for final approval → CD is typically sent out around this time → When final approval is received, we prepare the loan for closing and get our docs over to escrow ASAP → Once docs are balanced with escrow, all parties are scheduled for signing → Loan is funded & recorded with the County & you receive the keys!

Inspection of the Home

As a buyer, it is highly advised that you inspect the home you are purchasing. Any inspection should be conducted by a certified and licensed home inspector. Below are some great local options for home inspection companies. These are of course just suggestions, please feel free to hire whomever you’d like to (on or off this list).

Review of Seller Disclosures

If you have not already reviewed the disclosures, now is the time to do it. By law, the seller is required to disclose certain information about the property you are about to buy.

Homeowner's Insurance

Your lender will require you to have homeowner's insurance on your property. Below is a list of some local referrals. When you call, tell them you are in the process of purchasing a home and ask them for a "free binder" (quote) on the property.

Appraisal

After we get under contract your lender will order an appraisal on the property to assess the value and quality of the home. The appraisal generally takes place and is returned to the lender towards the end of our transaction timeline.

Walk-thru of the Home

Once you are close to closing on the home and ideally after all seller items have been removed from the home, you should do a walk-thru of the home to make sure the home is in the reasonably the same condition as when you saw the home.

Signing Documents and Closing

Once you have removed all contingencies and finalized your loan, you are ready to close per the contract. You will receive an "estimated closing costs" statement that detail all the costs entailed with purchasing a home.

Switch over Utilities

Now that you have a close of escrow date, utilities will need to be switched to your name.
