Lender Partners

We've been fortunate enough to work alongside and know a number of fantastic lenders. These are three of our favorites, and are a great place to get started. Mike will be out of town through the 10th, and his business partner and mentor, Dan Flynn will be more than happy to answer any questions you may have. Dan can be reached at 919-801-3137. His email is dflynn@fmlending.com.

Michael Martin - Fairway Mortgage

As Meg mentioned, Michael is another one of our preferred lenders and would be a great contact with regards to Thales.

Due Diligence vs. Earnest Money

Understanding the ins and outs of how these are handled on resale contracts is paramount. Our goal is to highlight both the important similarities and differences between the two.

Watch Out For These Issues

Having reviewed hundreds of inspections, we understand that homes of a certain age often have specific issues that may come up. We'd much rather help you understand these before going under contract.

Working With Real Estate Agents Brochure

In addition to Buyers Agency, in North Carolina, we also have both Dual Agency and Designated Dual Agency. Before moving forward with an offer, we'll want to make sure you have no questions here and fully understand the different types of agency.

Sample Offer to Purchase

Each state has its own offer to purchase agreement. In NC, this form will apply to the vast majority of resale transactions. If you've bought in another state, terms like "earnest money" may feel familiar, but may be treated differently in NC. Our "Buyer Timeline" will be a great tool in understanding the offer paperwork!

Questions and Answers on Home Inspections

During the Due Diligence Period, you'll complete your general home inspection, likely along additional inspections such as pest and radon.

Professional Services Disclosure & Election

While working together, we'll have an opportunity to share our trusted vendor partners. We're confident everyone we suggest will do a fantastic job, but rest assured, the final decision will always be yours.

Recent Wake Forest Listings

The majority of Wake Forest proper lies east of US-1/Capital Blvd. The newer the home (each of these have been built since 2010), and the larger the lot (each of these are on a half acre or more), the better the odds are that potential listings will be west of US-1. We'll also want to keep in mind that it's highly likely the majority of homes that match your criteria in this area will be on well and septic. We are happy to talk through what that means from a utilities and maintenance standpoint. Additionally, the location of the system can affect where and whether or not a pool can be installed someday.

Recent North Raleigh Listings

In a lot of ways, the very edge of North Raleigh lives and feels like Wake Forest. For instance, while the vast majority of homes in Wakefield is technically City of Raleigh, the community was the primary driver of Wake Forest's boom in the early 2000s. Knowing this, I applied the same Wake Forest criteria to Raleigh properties north of I-540. There are a number of new home communities that may offer opportunities a bit further south, closer to I-540. If that's too far south, we certainly understand, but we'd be remiss to not talk through this area as well.

Joyner Park - Town of Wake Forest

Joyner Park is a wonderful, 117 acre park minutes from Downtown Wake Forest. The community center also offers a great basketball gym as well.

Downtown Wake Forest

Downtown Wake Forest has certainly improved since around 2000 given all of the growth, but it's still maintained its small town feel. Like many small towns, the same railroad tracks that used to bring college students into town run right behind the old storefronts. The tracks also separate downtown from Wake Forest University's original campus.

Falls Lake Recreation Area

There are several access points (including some with boat access) from North Raleigh through the western edge of Wake Forest. Recently completed Forest Ridge Park features walking trails down to the lake, recreation center, bike trails, and more.

Blue Jay Point

At over 200 acres, Blue Jay Point offers several amenities, including the popular Go Ape ropes course. Additionally, the park is not far from many of the recent sales that meet quite a bit of your criteria.
