RPR - Real Property Report

A Real Property Report and a Certificate of Compliance are essential components we'll need for your upcoming real estate transaction. In a nutshell, you need a Real Property Report to prove that everything on your parcel is built in the right place. Sometimes, improvements extend onto a property that someone else owns (encroachments) or they are built in such a way that breaks municipal rules (bylaw infractions). The Real Property Report is a legal document prepared by an Alberta Land Surveyor accurately reflecting the position of all permanent improvements (houses, decks, sheds, A/C units, etc.) relative to the property boundaries. A Certificate of Compliance is provided by the municipality. A technician will review the report and compare it to all the bylaws for that location. Most of the time, everything is in order and they issue a Certificate of Compliance quickly. If there are any concerns, they will take a closer look to determine if any further actions are required before providing the Certificate. Each time a real estate transaction occurs, a Real Property Report and Certificate of Compliance is needed to prove the property is ready to change hands. The attached document goes over this in more detail and has contact information to 4 Land Survey companies you can contact to order a new RPR. The survey company will require a copy of Title which I've attached for you in the next card.

Do you have an alarm? Electronic locks?

If you have an alarm system you'll want to decide whether or not you'd like to leave it active for showings or have it turned off while we are on the market. If you decide to leave it armed during showings, I'll need you to provide me with the alarm code along with any specific instructions for arming and disarming. It is important to note that even when providing specific instructions to showing Realtors, more often than not, they will set the alarm off. Many Realtors are not used to different kinds of alarm systems and can panic when faced with an armed device. If you'd like to discuss the pros and cons of arming or disarming your alarm system for showings please give me a call.

Gather Past Utility Bills

Please gather your past utility bills so that we can get an average cost of running your home over the year for both summer and winter months. This is a question many interested buyers will ask about.

Gather all your warranty documents and past receipts. Once you've got them sorted, place them in a secure spot and email me a list of repairs and dates. Here is an example: - Shingles replaced with 20 year warranty in 2019 - Hot Water Tank replaced in 2017 - New Furnace installed in 2020 - Foundation Crack repaired with lifetime transferrable warranty in 2008
