In the State of Colorado, real estate agents become a transaction broker by default. To have representation you will have to sign an agreement with a real estate agent (pls see below). Think of it like your favorite team sport; transaction brokers are like referees while buyer agents are more like your coach.

Here is the agreement we will use when it comes time to hire me as your real estate agent. You'll see that having a Buyer's Agent doesn't cost you a dime. In Colorado, the Buyer's Agent's commission is paid for by the Seller's Broker. Please let me know if you have any questions as you review this document.

This is the document we will use to submit an offer on a property.  Specifically, it outlines the parties to the agreement, dates, and deadlines, purchase price and terms, and who is responsible for paying for certain provisions—closing fee, title insurance, appraisal, etc.

When submitting an offer, there are a few contingencies to consider. Take a moment to read through - we will discuss each one when we are ready so that you can make an informed decision when submitting an offer on a home.
