Here's some insight into our experience and approach.

As you look through this analysis you will find that it contains data for several separate categories. The categories include active homes on the market, under contract or pending sales, and homes that have recently sold.  

Here is how it works:

Under Contract or Pending Sales: This gives you an idea of the most recent sales activity. The number of pending sales in relation to the active properties can give you a good look at how much buyer activity is currently taking place in your price range and preferred neighborhood. Remember the home prices you see listed for under contract or pending sales are not the true sales prices, but rather the prices at which the homes were listed.

Sold Listings: This category shows you the track record of homes similar to what you are looking for, including the actual sales prices. It is important to remember that in a declining market these home prices may be higher than what the current market is willing to accept. Although, in a market that is on the upswing these home prices may be lower than what the current market is willing to bear. Supply and demand truly play a large role in determining home values.
