David’s Preferred Lenders Who Get It Done!

If you’re not paying cash for your home purchase, getting pre-approved is a key first step. A strong local lender can make all the difference in helping your offer stand out and ensuring a smooth closing.

Below is a list of trusted mortgage professionals I personally recommend. I have directly worked with them and know their reputation for delivering excellent service, clear communication, and reliable results. Feel free to call or email them to get started—and be sure to mention that I referred you for a quicker response and a smoother experience.

Become Familiar with the Geography

If you're not already familiar with the intricate interplay of districts and neighborhoods, here is an overview of these districts. I'd be happy to answer any questions you may have.

Latest Market Trends

Data, data, data! I send monthly market reports to my clients so you're in the know of the latest trends. When it's time to prepare your offer, we'll micro down on these metrics to best inform you on what the property should sell for.

Search Tools, New Listing Alerts & Off-Market Access

There are several methods I use to find the right home for you. To start, I'll set you up with a property alert which will email you when new prospects hit the market. If you have any feedback, questions, or showing requests, you can communicate them to me.

Every week I preview new and coming soon listings on your behalf, recommend open houses for you to attend, and arrange private showings for you. If you find a property on your own that looks interesting, send me the address so I can investigate.

Additionally, I'll start prospecting additional inventory for you, unlocking even more off-market inventory. Digital marketing, handwritten notes, door-knocking & cold-calling are just a few of the methods I use to get in contact with these homeowners.

Understanding the Purchase Contract

When preparing your offer, you'll need to make some big decisions. The purchase price is a major one, but you'll also have to think about other terms like inspections and contingency periods. When the time comes, I'll guide you through the purchase agreement and advise you on writing the winning offer.

Here's a sample of the Purchase Agreement so you can familiarize yourself before writing offers.

Due Diligence & Seller Property Disclosures

You've found the perfect home - now what? The next step is contacting me for seller property disclosures so you can begin due diligence.

State and city laws require specific seller disclosures to be part of every property transfer. All of them are important to read, although many of them are generic advisories used statewide for all types of listings. Sellers provide their knowledge of the property by filling out a seller property disclosure and other supporting forms; they may also choose to provide various inspections, such as a pest/termite inspection or a home inspection.

It's my job to help guide you through the seller property disclosures and to advise you on how to do your due diligence. Here are the table contents for what you should expect to see in standard seller property disclosures.

How to Hold Title

Single? Married? Sole ownership? Joint tenants? Community property? Right of Survivorship? Your type of ownership taken, also known as 'vesting of title' will dictate how you sign your closing papers and record the transaction.

Here's a great informational brochure explaining the common ways to hold a title.

OUR NEXT STEPS

‌

Sample Buyer Representation Contract (BRBC)

This is the agreement that makes our partnership official. It outlines how I work for you—not the seller—giving you loyalty, confidentiality, and full negotiation power. Reviewing this early ensures transparency and trust from day one.

‌

Understanding the NAR Lawsuit

The NAR Settlement addresses allegations of anti-competitive behavior in real estate broker commissions, with NAR and major real estate companies agreeing to pay $418 million to settle the claims and implement changes in commission rules. Sellers may see more transparent and negotiable commission structures, potentially giving them more control over payments to listing and buyer agents, though the total fees paid by sellers may remain similar. Buyer agents may now be compensated directly by buyers, or sellers may cover their fees. These changes aim to increase transparency and marketability for sellers while requiring buyers to sign agreements detailing their agent's compensation. Practices will evolve based on market conditions.
