Escrow

We need to get your escrow turned in. Escrow can be a personal check because it has plenty of time to clear -- or you may wire, which is the only option for funds needed at closing, by the way -- please remember in regards to wiring money that neither the broker(s) nor agent(s) involved in the transaction will relay any wire information. Prior to executing any wire transfer please contact the closing agent personally to verify wiring instructions.

Homeowner's Insurance

I will get you insurance quotes in the next several days -- you can choose to use one and call to get your policy in place or may get more quotes on your own, but this is another item that will need to be in place before getting too close to closing day. Please SEND BACK or TEXT me your birthdate so I can work on this!

Reviewing of Disclosures

If you have not already reviewed the disclosures, now is the time to do it. By law, the seller is required to disclose certain information about the property you are about to buy.

Securing a Home Loan

Unless you are buying "all-cash", you need to start to secure a mortgage to purchase the home. You should already be pre-approved and now the lender will be finalizing the mortgage. An appraisal will be conducted on the home as well as a final verification of your financial information.

Walk-thru of the Home

Once you are close to closing on the home and ideally after all seller items have been removed from the home, you should do a walk-thru of the home to make sure the home is in reasonably the same condition as when you saw the home.

‌

Signing Documents and Closing

Once you have removed all contingencies and finalized your loan, you are ready to close per the contract. You will receive an "estimated closing costs" statement that detail all the costs entailed with purchasing a home.

‌

Utilities

Once you have a close escrow date, utilities will need to be started in your name.

Congratulations!

Once your home purchase is "closed", you can now get the keys and you can prepare to move in.
