The Entire Home Buying Process

This is the full version of the home buying process, start to finish in a shorter format for each section as I go over it in person with you.

Meet With A Realtor

Discuss the type of home you're looking for, including style, price, and location. Also discuss the whole process of home buying, best practices for getting a loan, and expectations for moving forward and for communication.

Get Pre-Approved By A Local Lender

A local lender is one of your greatest resources when purchasing a new home with a loan. *If you're paying cash - email me a proof of funds letter from your banker. You will need pay stubs, W2's and bank statements. If you're self employed you'll need your 1099's. Knowing what you can afford is critical to a successful shopping experience, and it's required to have a lender letter to accompany your offer if you want them to look at it with any seriousness. We have several local preferred lenders our clients like

Search For Homes

This is the fun part! This is also the part where most people get really stressed out, because it can take several months to find and land the right house. Especially in this high demand, low inventory market we are in now. prepare accordingly with your current living situation to be as flexible on time as possible. I will set you up on a auto-search on my website cody.hirethebrokerage.com and during that time if we are seeing low inventory, my team and I will purchase phone numbers ffor homeowners in the area you want to live, with homes matching most of your criteria, so that we can cold call them and ask if they would be willing to sell their home to you. This process may take days, weeks, or months depending on what you are looking for and what price range you are searching in. We work very hard for you, patience is key. Pro Tip: If you currently live where you're trying to purchase, or have friends, family or coworkers who do, try posting on their NextDoor page or local neighborhood Facebook page to get some leads. Most of my clients find their perfect home in just 5-6 showings, however in low inventory markets with many people competing for the same home, it can be more.

Make An Offer

I will prepare all offers based on the price and terms you're willing to offer on each individual home. The strongest offers are typically based on the amount of money you are offering, and having the most money to put down. We even have options where you can turn your loan into cash and offer as a cash buyer. To ensure you win, besides price, we can help you tailor your offer to suite the needs of both you and the Seller, and can even get pretty creative if you're willing to take the steps. These offers are made in "good faith" which means everything you offer, you must be intending to follow through with. Your loan type and down payment can change for example without notifying the Seller, however it must be your intention to do what you say originally. A Seller can respond to your offer with a Acceptance (of all terms), a Rejection (of all terms, a NO) or with a Counter Offer which is a yes to all terms besides the new ones in the counter which override those in the original offer. If they send back a Counter Offer and you sign, we're Pending!

Negotiation And Contract

It may take a few tries to get it just right, but hang in there, patience is key. We're always working forward, using past missed opportunities as learning experiences for the future. We employ the industries best practices when writing and negotiating offers so ensure that as long as you've offered your highest and best, our side is top notch to match. We're always on top of the most innovative technology, offering to help their seller find their next home using our time and resources, sending video introductions, quick communication, lender introductions via phone, and clearly written expert contracts.

Under Contract Period (Pending)

You and the seller have agreed to price and terms. The home is effectively held until Closing for you, should you be able to complete the process including depositing Earnest Money, obtaining the loan, agreeing to inspection terms, completing the Appraisal period, etc. The Seller will not be working through other Buyers at the same time, same as you will not be pursuing other homes.

Final Steps

The final steps of the Pending/Under Contract/Escrow period will consist of us getting the final Appraisal results and negotiating if necessary, reviewing all terms and payments with the lender, re-verifying your income and reserves, getting Due Diligence documents, and verifying HOA documents. Typically most or all of this has been done in weeks 1-3. Once the lender gives us a clear to close, we can sometimes close the next day, but they typically require 3 days from the final signature of their package to be able to close.

Closing - It's Almost Yours!

This is the transfer of funds for the ownership of your new home. A Title Company acts as an independent 3rd party to facilitate the closing. They are a certified Notary for the signing of documents. Closing can be done remotely if you will be out of town for closing, but we need to prepare in advance as it can take a mail out of physical documents. You can also do some of this in advance.

This is the entire process of buying a home. Sometimes we encounter odd circumstances that take us outside of the parameters of what I went through with you above. Don't worry, this is where I excel. Most of my business is handling the things that other Realtors are not equipped for. Because of this, I am very calm always. And if you see me calm, know everything is okay. If you see me not calm and collected, which is extremely rare, this means we have something to worry about. My goal is to only bring you problems if I have already found the solution. Most problems in real estate are not big problems at all and can be fixed with a different way of thinking, a small amount of money, a few extra days, a bargain, etc. Let's do this!
