36 BAXTER DR. PRELISTING PRESENTATION

Intro Video - Hi Cody and Rachel!
Before you dive into this presentation, I wanted to take a moment to introduce myself personally. Hit play — it's just a quick hello from me to you. Everything else you need to know about my approach, marketing strategy, and what to expect from our meeting is covered in the sections below.
ABOUT ME
I’m Cody St. Jacques — a Guelph-based real estate advisor with deep roots in the community I’ve proudly called home since my teens. Originally from Northern Ontario, I quickly built lasting connections here — meeting my wife, starting my family, and establishing both my personal and professional life in this community.
I began my real estate career in 2012 with Coldwell Banker Neumann and have since been involved in over 1,000 transactions across resale and pre-construction. Mentored by some of the industry’s top performers and nationwide #1 teams, I’ve developed a client-focused approach grounded in honest advice, market clarity, and long-term relationships. I believe every client’s situation is unique, and sometimes the best guidance isn’t to buy or sell — it’s simply to make the right decision for your life.
Whether you’re planning a move or simply exploring your options, my goal is to provide trusted insight and a thoughtful, well-managed experience from start to finish.
PRICING YOUR HOME RIGHT
Pricing a home is one of the most consequential decisions in the selling process — and it deserves more than a number pulled together before anyone has walked through the door. Frankly, I find it disingenuous to arrive at a listing appointment with a price already in hand. Every home has nuances that no data set can fully capture: the way it flows, the quality of the finishes, the feel of the yard, the details that make it distinct. A number formed without seeing those things isn't a strategy — it's a guess dressed up as one.
What I will bring to our meeting is a formal Comparative Market Analysis — a thorough report of recent sales, active listings, and expired properties in your area that gives us the clearest possible picture of where the market currently sits. From there, we'll work through the comparables together, discuss what the data is telling us, and factor in the specifics of your home and your goals to arrive at a fair market value we both feel confident in.
My commitment to you is an honest number — one grounded in data, informed by what I see firsthand, and built around getting you the best possible outcome.
PROFESSIONAL PHOTOGRAPHY
First impressions in real estate almost always happen online — and the quality of your photos directly impacts how many buyers choose to view your home in person.
Professional photography ensures your property is presented at its absolute best, with proper lighting, composition, and editing that highlight space, flow, and key features. This isn’t about making a home look different than it is — it’s about accurately showcasing it in the most compelling and market-appropriate way.
High-quality imagery helps:
Capture buyer attention in crowded search results
Increase click-throughs and showing requests
Support stronger perceived value and pricing confidence
Create a polished, premium marketing presence across MLS, social, and print
Every listing I represent includes professional photography as a core part of the marketing strategy, ensuring your home stands out from day one.
DUSK PHOTOGRAPHY
Dusk photography captures your home in its most inviting light, showcasing warmth, ambiance, and curb appeal in a way daytime images often can’t. Select listings are photographed at twilight to highlight exterior lighting, architectural features, and outdoor living spaces — creating visually striking images that stand out online and attract buyer attention.
I’ve included a sample dusk image here so you can see the impact firsthand. Your home would be presented in a similar way — refined, eye-catching, and designed to elevate its perceived value from the very first impression.
AERIAL PHOTOGRAPHY
Aerial photography gives buyers a perspective no ground-level shot can — the full picture of your property, its lot, its surroundings, and its place in the neighbourhood. For listings where the setting, landscaping, or lot size is part of the story, I include drone photography to capture those features with the attention they deserve.
I work with experienced aerial photographers to ensure every shot is intentional and well-composed — not just overhead for the sake of it, but positioned to highlight what makes your property stand out from above.
iGUIDE 3D TOURS
iGUIDE technology provides buyers with an accurate, interactive understanding of a home’s layout, flow, and dimensions — allowing them to explore the space virtually with confidence. Each listing includes a detailed floor plan and immersive 3D tour, giving prospective buyers the ability to navigate the home at their own pace and better visualize how it fits their needs.
I’ve included a sample iGUIDE tour here so you can experience the clarity and usability firsthand. Your home would be presented in the same way — precise, easy to navigate, and designed to engage both local and out-of-town buyers.
VIDEO WALKTHROUGHS
Video walkthroughs provide buyers with an immersive sense of flow, layout, and scale — often before they ever step through the door. I create professionally guided walkthrough videos for my listings to showcase how the home truly lives, highlighting key features and spatial relationships that photos alone can’t fully convey.
I’ve included a sample walkthrough here so you can experience the quality and presentation firsthand. Your home would be featured in a similar way — thoughtfully captured, easy to navigate, and designed to build confidence and excitement among prospective buyers.
LUXURY SOCIAL MEDIA REELS
In today’s market, social media is one of the most powerful ways to get your home in front of the right buyers — quickly. I create short-form video reels for every listing I represent, designed to capture attention and generate meaningful interest across platforms like Instagram, Facebook, and TikTok.
I’ve included a sample reel here so you can see the level of content I produce. Your home at 36 Baxter Dr. would be showcased in a similar way — professionally presented, engaging, and positioned to reach buyers both locally and beyond.
PROFESSIONAL STAGING
Professional staging is one of the most effective ways to enhance perceived value and marketability, often contributing to stronger offers and reduced time on market. Thoughtfully staged homes photograph better, show more cohesively, and help buyers emotionally connect with the space — which can translate directly into measurable sale-price advantages. I collaborate with experienced staging professionals to ensure each listing is strategically prepared to achieve the best possible outcome.
I’ve included staged examples here so you can see the impact firsthand. Your home would be presented in the same way — polished, compelling, and optimized to maximize both buyer interest and return on investment.

VIRTUAL STAGING
Virtual staging allows us to digitally furnish or restyle rooms in your listing photos so buyers can better understand layout, scale, and potential use — especially in vacant spaces.
It’s also a powerful option when existing furniture or room setups may not photograph well. We can virtually remove items and present a clean, professionally styled version of the same space with a more appealing layout — without any physical moving or disruption.
All staged images are clearly labeled for transparency, and original photos are available for accurate reference.

OPEN HOUSES
Open houses, when executed well, do more than create foot traffic — they create energy. A well-prepared, professionally presented home during a scheduled open creates a sense of momentum and demand that private showings alone can't replicate.
I coordinate and personally host open houses for my listings, ensuring the home is presented at its best and that every visitor is engaged, informed, and encouraged to take the next step. I treat each open house as an extension of the overall marketing strategy — not just a formality, but a genuine opportunity to generate meaningful buyer interest and real-time feedback on how the market is responding to your home.

CBN'S AGENT ADVANTAGE: MARKETING AND SUPPORT TEAMS
Behind every listing I represent is the dedicated support of Coldwell Banker Neumann’s experienced marketing and administrative team. From coordination and listing management to marketing execution and client care, your sale is supported by a full-service brokerage infrastructure working alongside me to ensure every detail is handled seamlessly and professionally.
This collaborative approach means your home benefits not only from my personal strategy and oversight, but also from the strength, systems, and people of an established brokerage — all focused on delivering a smooth, well-managed, and successful sale experience.

WHAT CLIENTS ARE SAYING
The best way to understand what it's like to work with me is to hear it from the people who have. I've been fortunate to earn 58 five-star Google reviews from buyers and sellers across Guelph — and the feedback that means most to me isn't about closing the deal. It's what clients say about how they felt throughout the process.
Words like "patient," "genuine," "never pushy," "always on point," and "he understood this wasn't just a transaction" are the ones I'm most proud of. A selection of recent reviews is included below — I encourage you to read them and see if the experience they describe sounds like what you're looking for.

WHAT'S THE MARKET DOING?
In January 2026, detached homes in Guelph sold at an average of $873,775 with a sale-to-list price ratio of 97.6% and an average of 38 days on market — down 7 days from the month prior, signalling growing buyer momentum heading into the new year. For a 2,800 sq. ft. detached home in south Guelph, these numbers are an encouraging baseline. Homes at your size and price point attract a motivated, specific buyer — move-up families, relocating professionals, and those prioritizing space and established neighbourhoods — which, paired with limited supply in that segment, works in your favour.
With new listings up significantly in January, inventory is building as sellers prepare for spring. A well-prepared home with a strategic launch puts you ahead of that curve. I'll bring a full Comparative Market Analysis to our meeting so we can build a pricing strategy specific to your home and your street.

THE LISTING AGREEMENT
I've included the standard Ontario listing agreement here not because I expect you to sign anything today, but because I believe in full transparency before we ever sit down together. Too often, clients see this document for the first time at the appointment table — and that's not a comfortable position to be in when you're being asked to make an important decision.
This agreement outlines the key terms of our working relationship: the listing period, pricing authority, marketing rights, representation structure, and commission arrangements. I'd encourage you to read through it ahead of our meeting so you arrive with any questions already in mind. There should be no surprises — and with me, there won't be.
