Based upon this analysis my recommendation would be to price the property between $75,000 and $85,000. Land in Ellijay right now is definitely a buyer's market, there is a lot of inventory for vacant land.
The sales commission for this is 10% and 5% of that amount will be paid from our brokerage to the buyer's brokerage. To be competitive in this neighborhood that is where we need to be.
