What is Home Buyer Rescission Period (HBRP) | Can BC Home Buyers Rescind from their Contract?

In this video we will go over HBRP (home buyer rescission period), previously referred to as a “cooling off period”.
a newly implemented Law into real estate Act. The Act gives home buyers the right to withdraw from a purchase agreement within three business days after an offer is accepted.
What Types of Properties are Subject to the HBRP? The types of residential properties subject to the HBRP include: ◆ a detached house; ◆ a semi-detached house; ◆ a townhouse; ◆ an apartment in a duplex or other multi-unit dwelling; ◆ a residential strata lot, as defined in section 1 (1) of the Strata Property Act; ◆ a manufactured home that is affixed to land; and ◆ a cooperative interest, as defined in section 1 of the Real Estate Development Marketing Act, that includes a right of use or occupation of a dwelling. What Types of Properties are Exempt? While most residential transactions are included in the list above, there are some property types that are exempt. These include: ◆ a residential real property that is located on leased land; ◆ a leasehold interest in residential real property; ◆ a residential real property that is sold at auction; ◆ a residential real property that is sold under a court order or the supervision of a court. ◆ a purchase and sale of property under the REDMA where section 21 of that Act applies.
Below is a list of all holidays as defined in the Home Buyer Rescission Period Regulation: ◆ Sunday; ◆ Christmas Day; ◆ Boxing Day (December 26); ◆ Family Day; ◆ Good Friday and Easter Monday; ◆ Canada Day; ◆ Victoria Day; ◆ British Columbia Day; ◆ Labour Day; ◆ National Truth and Reconciliation Day; ◆ Thanksgiving; ◆ Remembrance Day; ◆ New Year’s Day; and ◆ Saturday
