The Shipyard | 52 Innes Court #402

Lynn Bell + Nick Ramos

Ali and Laurie, it’s a pleasure to assist you with the sale of your beautiful home at The Shipyard, both Nick and I remain focused on getting your home sold and closed efficiently while achieving our target price. As we move into the new year, we wanted to provide an update on current market conditions along with a recommendation for "new pricing" pricing for your review/approval. While the broader Bayview–Hunters Point market has been relatively soft, we are seeing increased traffic and renewed interest, supported by improving absorption of Lennar’s remaining inventory in the most recent month and activity across the community. 52 Innes #402 is an exceptional residence, one of the most desirable homes surrounding Innes Court Park. The recent sales of single-family townhomes in The Shipyard demonstrate that $1M+ pricing is achievable. Although there are no direct comparable sales to fully support our target price, the home’s exceptional views, exclusive-use patio, and efficient layout provide a strong and defensible basis for a meaningful premium. Below is a summary of current market conditions, our marketing approach, and our recommended pricing as we relaunch the property. We would like to schedule a call after your review to answer any questions and review "next steps".

Condo Market Overview | San Francisco

As of December 2025, San Francisco’s condo market continued to show signs of stabilization and continued recovery, with median prices generally ranging between $1.15M and $1.25M, representing approximately 6–7% year-over-year growth. Inventory levels remained constrained at roughly 2 to 2.5 months of supply, sustaining a seller-leaning market despite the typical seasonal slowdown. Average days on market fell into the 50–60 day range, an improvement over prior years, though results varied significantly based on location, building quality, and condition. Well-located, updated condos—particularly in newer or boutique buildings—continued to attract consistent buyer interest and often traded near asking price, while older units with higher HOA dues or deferred maintenance faced longer marketing periods and greater pricing pressure. It is important to note that condo sellers have been forced to recalibrate pricing expectations following the pandemic-era volatility and the sharp rise in mortgage interest rates during 2022 and 2023. Overall, buyer demand strengthened modestly, supported by a stabilizing tech sector and improved confidence, though ongoing affordability challenges continued to limit broader price acceleration.

Bayview Hunters Point - Condo Recent Activity

Over the past year, the Bayview–Hunters Point condo market has lagged the broader San Francisco recovery, with pricing generally flat to slightly down year-over-year, and typical condo values remaining in the $600,000 to $800,000 range, well below citywide medians. Buyer demand has been more restrained, reflected in longer average days on market—often 90 to 120 days or more—and a noticeably higher sensitivity to pricing, HOA costs, and building condition. Inventory has felt less constrained than in core SF neighborhoods, resulting in a more balanced to buyer-leaning market, where sellers frequently need to adjust expectations to secure offers. While select newer developments or well-priced units have traded, overall absorption has been slower, and the neighborhood has not yet participated meaningfully in the condo rebound seen in stronger SF submarkets. With that said The Shipyard has seen an increase in traffic and sales velocity over the past 6 weeks. The Single-Family Townhomes have two remaining homes both in contract/escrow and scheduled to close in the next 30 days. The Madison condominium community has only 18 remaining homes of the initially 77 launched at the end of 2023. The remaining 5 “legacy” homes in Monarch 51/52 Innes Ave and Landing 10 Innes Ave have all been sold, 4 of the 5 homes where 3-bedroom/2-bathroom homes.

Pricing Overview & Positioning

Our pricing and positioning strategy is designed to generate early momentum while remaining closely aligned with current buyer behavior. Today’s buyers are highly informed, value-driven, and quick to respond to homes that feel thoughtfully positioned—intentional rather than aspirational.

To build anticipation and maintain control of the narrative, we recommend a two-week “Coming Soon” period. This allows us to activate our full marketing ecosystem, generate early demand, and capture meaningful buyer and agent feedback ahead of the public launch. This approach creates a sense of exclusivity and urgency while ensuring the property enters the open market with maximum visibility and clarity.

Based on current market conditions and the price points achieved by the Palisades single-family homes, we recommend entering the market below the $950,000 threshold to optimize buyer search parameters and increase exposure among the most active and qualified buyer pool.

Recommended List Price: $948,800
