This should be done a week or so prior to closing in order for you to have continued service. All you have to do is call the utility companies, tell them when closing day is, give them your details, and they will handle the rest!

Your lender will send out a closing disclosure to you at least three days prior to closing. The closing disclosure will detail all of the funds in and out during the transaction and how much you need to bring to closing in order for you to purchase your new home. The funds should be in the form of a wire transfer to the title or attorney company directly or a certified cashiers check from your bank. Please note here that if you choose to wire your funds, please verify the details with the title company and attorney first before sending any funds. Wire fraud is real and on the rise. You might also want to bring a personal check to closing as well just in case there are any slight discrepancies on the statement. You will also need at least two forms of ID along with your check. It’s getting real now and we are so close! Your luxe agent will arrange for a final walkthrough of the property either the day of closing or the day prior to closing to ensure that the property is vacant or the sellers possessions have been removed; to check on anything that the seller agreed to leave for you and that the home is clean and tidy. This is the time to check on any repairs that were agreed upon and make sure all of the systems are in working order. Once you are done, you’ll have a few photos with your agent to celebrate your new home and off to closing you go.
