Introduction to Phoenix Metro Area
Greater Phoenix has its center at the intersection of Washington Street and Central (Central City), but for simplicity, use the center of the box created by Interstates 10 and 17 which circle the City. From this point the metro area spreads out in a grid of North, East, South and West. You can look at street signs throughout the Valley and determine your location based on address. There are even arrows indicating the direction of the numbers on blocks to help you orient yourself. The freeway system in Phoenix is like a “wheel” rings connected with “spokes” running through them. It may sound a little confusing, but this gives most suburbs of Phoenix multiple driving routes in and out. You will find traffic on the main corridors heavy during commute hours, but in general it is relatively easy to get around in the Phoenix Valley. Interstate 17 runs north to Flagstaff through North Phoenix, North Gateway, Desert Hills, Anthem, and New River. Interstate 10 comes in from Tucson, and Casa Grande in the south, through the Ahwatukee neighborhood of Phoenix, and then makes a right turn, heading west through Tolleson, Goodyear, and Buckeye on its way to Los Angeles. US Highway 60 runs diagonally from the northwest through Wittmann, Sun City West, Surprise, Peoria and Glendale to Phoenix, and then heads east through Tempe, Mesa, and Gilbert to Apache Junction. There are three rings around Phoenix with State Freeway 202 making a loop east through Tempe, Mesa, then southeast through Gilbert and Chandler, and finally going west through St Johns before reconnecting to I-10 in western Phoenix. State Freeway 101 State Freeway 101 makes a ring starting in the southeast in Chandler, passing through Mesa and Tempe going north, then through Scottsdale and Paradise Valley, before turning west and passing through Wild Flower, Deer Valley (intersecting I-17) and Arrowhead Ranch, then turns south through Sun City, Peoria, and Westgate, finally reconnecting to I-10 in Tolleson on the west end of Phoenix. The outer most ring is State Highway 303 connecting I-10 in the west at Goodyear, heading north to Surprise, Sun City West, Vistancia, and on to North Gateway where it connects to I17. Ask me about drive times, commute hours, and best routes between areas of the Valley. Public transit in the Phoenix Valley can be a challenge once you leave the core metro area. Most suburbs require a car.
Go West
The West Valley is generally considered anything west of the 1-17 and encompasses, among others, the cities of Avondale, Buckeye, Glendale, Goodyear, Litchfield Park, Peoria and Surprise. Historically, a majority of new commercial, residential and job development has been concentrated on the East Valley – think Scottsdale, Central Phoenix, Chandler, Mesa and Gilbert. But the tides are changing, and during the past several years, there has been a steady increase in interest in the West Side. According to AZBizmedia article dated 10/2019, it has more than 43 percent of growth in Maricopa County within the next 25 years will take place in this area. —Availability and Affordability Many well-known homebuilders such as Toll Brothers, Shea Homes and Lennar have continued to expand their footprint westward, offering a fantastic mix of home options for the area’s rapidly growing population. —Commercial Development Corporate giants like Microsoft, Amazon, Nike, Boeing, Conair and Banner Health have a large presence in the area and/or have purchased land for upcoming development. In fact, the JLL Q2 Phoenix Industrial Insights Report ranked the Southwest Valley as the number one location in the nation for industrial relocation and/or expansion. The reasons really come down to three key factors: land, infrastructure and benefits. The West Valley still has plenty of open land ready and available for large industrial and corporate developments. The Loop 303 connects I-10 to I-17, allowing for easy access to major highways leading both in and out of town. Many West Valley cities also have railroad tracks and telecom/fiber optic paths already in place. Hungry for growth, these cities often offer attractive tax benefits or other incentives for businesses looking to relocate. —Entertainment The West Valley is home to a variety of fantastic venues including Ak-chin Pavilion, State Farm Stadium, Gila River Arena, IMS Raceway and five Spring Training facilities. If you’re looking for art and culture, look no further than Arizona Broadway Theatre and the West Valley Art Museum. The Wildlife World Zoo and Desert Diamond Casino are just a few other popular attractions in the region. The casino is currently undergoing a major renovation that will more than double its size and include five restaurants, extended gaming options and two parking garages.

Luke Air Force Base (West Valley)
Surprise is in the proximity of Luke Air Force Base, therefore all homes in the City of Surprise are Subject to military aircraft over -flights from Luke Air Force Base. Arizona has strict disclosure requirements for properties that are subject to airport noise. Arizona law requires sellers to disclose when a property is located within “territory in the vicinity of a military airport” or “territory in the vicinity of an ancillary military facility”. This alerts potential buyers as to whether a property is located within a high noise contour or an accident potential zone. According to A.R.S. 28-8461, “territory in the vicinity” means that for Luke Air Force Base, the zone is 10 miles to the north, south and west and 4 miles to the east parallel from the center of the main runway of the military airport. The Arizona Department of Real Estate makes both military and public airport boundary maps available to the public. These maps show noise contours surrounding each airport. Finally, it’s important to make potential buyers aware of potential conflicts between a property’s location in a high noise contour or accident potential zone, because the the location may prevent the buyer from developing and using the property as desired. For example, vacant land in the vicinity of Luke Air Force Base may not be authorized for residential development due to its proximity to the airport. Many of the residences in Surprise don't hear the noise much especially when windows are closed, some didn't bother by it and enjoying the watch of the formation, but some would prefer quiet living.
