Final Walk Through

This is your final opportunity to view the property before it is all yours! The visit should take place a day or two ahead of closing with the goal of verifying any negotiated repairs have been completed and the property is otherwise in the same condition as when you viewed previously.

Please let me know a couple of times you are available and I will coordinate the visit with the sellers!

If you have not done so already go ahead and set up all utilities in your name effective on the closing date. In most cases utilities will already be on and you will simply need to transfer them. The title company can assist with water & sewer service, inquire with them if prompted for proof of ownership during transfer.

The attached reference guide provides relevant contact information.

Closing Disclosure & Final Statement

Most lenders try to issue their final disclosure, which will include all loan figures, at least 3 days in advance of closing. Around this time title will also provide their statement to outline all final figures including their charges for title insurance and handling the closing itself and the funds needed to close.

Closing funds are needed in the form of a cashier's check made out to the title company unless arrangements for a wire transfer have been made.

Do not hesitate to reach out with questions about the final statement. These numbers will be reviewed again before signing as well.

Closing Day!

On the day of closing we will meet at the title company at our prearranged time. All signers will need to be present with valid identification along with funds to close.

An hour should be blocked for this appointment but it should not take the whole time.

Keys should be received at closing and official possession of the property will transfer once all funds move to the seller, which in most cases will be a few hours after signing!
