Welcome to your guide to Senate Bill 9 and Accessory Dwelling Units (ADU).

SB9 and ADUs (Accessory Dwelling Units) are both related to housing in California and may offer financial opportunities to you as a homeowner!

SB9, also known as the California Senate Bill 9, is a new California state law that was signed by Governor Gavin Newsom in September 2021. The law allows property owners in single-family residential zones to split the property into 2-4 parcels, thereby creating more housing opportunities in the state. The law also has provisions for affordable housing, such as allowing for the creation of duplexes from single-family homes that can be sold to low-income households. When property is split through SB 9, new parcel numbers are created, which can thereby be sold separately from the original parcel. SB9 streamlines the process of splitting a lot or dwelling by getting rid of a lot of the "red tape" and time restraints it has taken to split a property in the past.

An ADU (Accessory Dwelling Unit), on the other hand, is a secondary dwelling unit that is built on the same lot as a primary residence. These units are often referred to as "granny flats" or "in-law units." ADUs can be used to provide additional housing for family members, as a rental unit to generate income, or as a home office or studio. In California, ADUs have become a popular solution to the state's housing shortage, particularly in expensive coastal cities where affordable housing is scarce.

SB9 and ADUs are both aimed at addressing the housing crisis in California, with SB9 allowing for more housing units to be built on single-family lots and ADUs providing additional housing options on existing residential properties.
