CREB 2026 Yearly Forecast Report

2026 Calgary Housing Market Forecast – What to Expect

The 2026 outlook is pointing toward a market that continues to rebalance as supply catches up to demand.

After shifting away from peak seller conditions in 2025, the Calgary market is now entering a phase where more inventory is coming online across new builds, rentals, and resale, while demand is stabilizing due to slower migration and ongoing economic uncertainty.

One of the biggest factors shaping 2026 will be supply growth. With over 26,000 units currently under construction, much of it focused on apartment-style homes, the market will continue to see increased choice—especially in condos and rentals. This added supply is expected to take time to absorb and will likely keep downward pressure on prices in the apartment and row home segments.

At the same time, detached and semi-detached homes are expected to remain more balanced, with relatively stable pricing supported by more limited supply in those segments.

Looking ahead, broader economic factors will also play a role. Potential improvements in the energy sector could boost confidence and investment in Calgary, while uncertainties around trade agreements and energy prices may impact overall market momentum.

Bottom Line

2026 is shaping up to be a more strategic market—not driven by urgency, but by timing, positioning, and understanding your specific segment.

Whether you're upsizing or downsizing, success this year will come from knowing which part of the market you're in—and how to navigate it.

CREB® | Jul 2026 Stats - Calgary

The Calgary market continues to normalize as we move through the second half of the year. Sales slowed to 1,904 homes in July (9% lower than last year), while new listings also declined to 3,323 (15% lower year-over-year). Overall, the market remains balanced, with 3.5 months of supply, but conditions vary depending on the property type.

What This Means for Property Owners

Competition has increased, especially for condos and townhomes.

Detached homes remain relatively stable, with prices down less than 2% year-over-year.

Semi-detached homes continue to hold their value with balanced market conditions.

Row homes are down 6% year-over-year.

Apartment condos have seen the biggest adjustment, with prices down over 8% due to increased supply.

If you're a landlord, pricing your rental competitively, presenting it well, and responding quickly to prospective tenants is becoming more important as renters have more choices than they did a year ago.

What This Means for Renters

This is one of the most renter-friendly markets we've seen in a while.More inventory means more selection.

Condo supply remains high, with nearly five months of inventory, giving renters greater choice and negotiating power.
With over 17,000 apartment-style units still under construction, rental options are expected to remain plentiful in the months ahead.

Bottom Line: Whether you're protecting an investment property or searching for your next rental, today's market rewards informed decisions. Owners need a strong leasing strategy, while renters have more opportunities to find the right home at the right price.

CREB® | July 2026 Stats - Calgary Region

While Calgary often gets the spotlight, the surrounding communities each tell a different story. Airdrie, Cochrane, Okotoks, and Chestermere are all experiencing unique market conditions influenced by local inventory, new home construction, and buyer demand.

Across the region, we're seeing more balanced market conditions, with increased inventory giving buyers and renters more choice than we've seen in recent years. However, the level of competition—and its impact on pricing—varies from community to community.

Regional Highlights

Airdrie: Inventory remains elevated, with detached benchmark prices down 4% year-over-year.

Cochrane: Supply has increased, creating more balanced conditions, with detached prices down nearly 4%.

Okotoks: Inventory remains relatively tight despite increased competition from new developments. Detached prices are down just over 2%.

Chestermere: The strongest buyer's market in the region, with nearly 7 months of supply and detached prices down almost 5%.

Whether you're investing, renting, or managing property outside Calgary, understanding these local trends can help you make more informed decisions. The following pages break down each community in more detail.

CREB® | Jun 2026 Stats - Calgary

Calgary's housing market remained balanced in June, but the story continues to be the growing supply of higher-density homes. Increased inventory in the condo, rental, and new-home markets is giving buyers and renters more choice while placing downward pressure on apartment condominium prices.

Detached and semi-detached homes continue to hold relatively stable, while condos remain the most competitive segment of the market.

Key Highlights

2,197 homes sold in June (4% lower than last year)

Overall benchmark price: $572,500 (2% lower year-over-year)

Detached benchmark: $750,500 (down just over 1%)

Apartment condo benchmark: $299,000 (down nearly 9%)

Overall market: Just over 3 months of supply (balanced market)

Apartment condos: Nearly 5 months of supply (buyer's market)

What This Means

For Property Owners:

Competition continues to increase, particularly for condos and investment properties. With renters and buyers having more options, strategic pricing, professional marketing, and proactive property management are becoming increasingly important to reduce vacancy and protect rental income.

For Renters:

The growing supply of condos and rental properties means more choice, less competition, and greater flexibility when searching for your next home. This is creating one of the most renter-friendly markets Calgary has seen in several years.

CREB® | Jun 2026 Stats - Regional

Markets surrounding Calgary continue to move at different speeds, but one trend is becoming clear: inventory is increasing, giving buyers and renters more choice while creating a more balanced market overall.

Regional Highlights

Airdrie: Inventory climbed above 4 months of supply, with benchmark prices at $516,900 (down nearly 4%year-over-year). Higher-density homes continue to see the greatest price adjustments.

Cochrane: Market conditions remain relatively strong, with benchmark prices at $580,200 (down less than 2%year-over-year) and inventory remaining comparatively tight.

Okotoks: Inventory is still below long-term averages, helping support stable prices. The benchmark price sits at $618,600, less than 2% below last year.

What This Means

For Property Owners:

As inventory continues to grow across the region, attracting quality tenants requires competitive pricing, professional marketing, and a proactive management strategy. Well-maintained homes continue to stand out in a more competitive market.

For Renters:

More available homes mean more choice and less competition. If you're considering a move, the current market offers greater flexibility and more opportunities to find the right home.

CREB® | May 2026 Stats - Calgary

The Calgary housing market continued its shift toward more balanced conditions in May as inventory increased and buyers gained more choice.

The biggest story remains the growing supply of apartment-style homes. Higher inventory, combined with slower migration and increased competition from both the rental and new home markets, has created more favourable conditions for buyers and placed downward pressure on condo prices.

Key Highlights

Overall benchmark price: $570,500 (3% lower than May 2025)

Sales: 2,162 homes sold (16% lower year-over-year)

Inventory: 6,752 active listings, 11% above long-term averages

Detached homes: Balanced market with prices remaining relatively stable

Apartment condos: Prices down 9% year-over-year, with over 5 months of supply

What This Means

For Property Owners:

As inventory grows, renters have more options than they did a year ago. Strategic pricing, professional marketing, and responsive property management are becoming increasingly important to minimize vacancy and attract high-quality tenants.

For Renters:

More inventory means more choice. With increased competition among rental and condo properties, this is creating a more renter-friendly environment with greater flexibility and negotiating power.

CREB® | May 2026 Stats - Regional

The communities surrounding Calgary continue to perform differently, but one trend is consistent across the region: buyers have more choice than they did a year ago. While inventory has improved in most markets, demand remains healthy, creating balanced conditions in many communities.

Regional Highlights

Airdrie: Balanced market with just over 3 months of supply. Benchmark price sits at $515,000, down 5% year-over-year as increased competition from Calgary and new construction continues to influence pricing.

Cochrane: One of the strongest regional markets. Sales remain above last year, inventory is tight at under 3 months of supply, and benchmark prices have climbed to $576,400.

Okotoks: Inventory remains below historical norms with just over 2 months of supply. While prices have softened to $618,900, the market continues to favour well-priced homes.

What This Means

For Property Owners:

Demand for quality homes remains strong across the region, but increased inventory means pricing and presentation matter more than ever to attract the right tenants or buyers.

For Renters:

With more homes available in surrounding communities, renters have more opportunities to find the right fit while still benefiting from access to the Calgary region.

CREB® | Apr 2026 Stats - Calgary

Calgary’s market is looking balanced overall… but underneath the surface, it’s still a tale of two very different markets.

🏠 Detached homes continue to feel the pressure of limited supply in many parts of the city, especially in the NW, West, and South districts where seller conditions are still hanging on.

🏢 Condos, on the other hand, are still firmly in buyer territory. Inventory remains high, buyers have more choice, and prices continue adjusting downward in several districts.

📊 Sales were down compared to last year, but inventory continued to rise as buyers slowed their pace and took more time weighing their options heading into spring.

💡 The biggest takeaway?

Calgary is no longer moving as one market. What’s happening in detached homes looks completely different from what’s happening in condos and row homes.

CREB® | Apr 2026 Stats - Airdrie

The markets just outside Calgary are starting to tell very different stories depending on where you look.

🏡 Airdrie is staying relatively balanced, even as sales slow compared to last year. Inventory has been climbing, giving buyers more options than they’ve had in a while, but prices are starting to stabilize after last year’s pullback. Benchmark price: $516,700 — still down 5% year-over-year, but showing small monthly gains.

💡 The biggest takeaway?

The “balanced market” conversation looks very different depending on the community. Some areas are stabilizing, some are tightening, and buyers are becoming far more selective across the board.

CREB® | Jan 2026 Stats - Calgary

January 2026 Market Summary: A Quiet Start—But Opportunity Is Building

The new year opened with slower sales and rising inventory, particularly in apartments and row homes. With more listings and fewer buyers returning post-holidays, months of supply grew, especially in the high-density sectors. But detached and semi-detached homes stayed fairly balanced, giving smart buyers and sellers time to breathe and plan.

🏡 Detached & Semi-Detached:

Still steady. Detached home prices dipped 3% year-over-year, sitting at $724,000, while semi-detached hovered just 1% lower at $667,000. The most stable pricing was in the City Centre and West, while the North East saw more noticeable declines. Balanced inventory = no panic, just more negotiating power.

✔️ Upsizers: Now’s the time to shop. With less pressure and more listings, move-up buyers can take their time without competing in chaos.

✔️ Downsizers: If you’re trading square footage for simplicity, you’ll want to watch the condo and row market closely...

🏙️ Apartment & Row Homes:

These sectors are officially in buyer’s market territory.

Row homes: 4+ months of supply

Apartments: 5+ months of supply, with prices now 8% lower than Jan 2025

NE Calgary continues to see the steepest price drops (up to 13% in condos)

For downsizers, this means more choice, more leverage, and less urgency. It’s a great window to explore low-maintenance living, especially if you're open to different districts or willing to renovate.

Bottom Line for Rightsizers (Up + Down):

This isn't a runaway seller’s market anymore—and that’s good news. Whether you’re right-sizing into something larger, simpler, or more strategic, the 2026 market is creating room to move thoughtfully.

📩 Ready to build your 2026 plan? I’m here to help you decode the data and decide what fits your next chapter best.

CREB® | Jan 2026 Stats - Airdrie

📍 Airdrie Snapshot:

Inventory continues to rise

Sales held relatively steady

Benchmark price: $513,900, down 5% from this time last year

In Airdrie, the shift is slower but real. With more listings and builder competition, rightsizers have options, especially in the resale market where prices have softened since spring.

Bottom Line for Rightsizers (Up + Down):

This isn't a runaway seller’s market anymore—and that’s good news. Whether you’re right-sizing into something larger, simpler, or more strategic, the 2026 market is creating room to move thoughtfully.

CREB® | Dec 2025 Stats - Calgary

2025 Market Summary: A Year of Reset & Rebalance

After years of wild market swings, 2025 brought balance back to Calgary & Airdrie. Inventory finally caught up—especially in condos and row homes—while buyer demand cooled due to slower migration and uncertainty around rates. The result? More choice, steadier prices, and a shift away from the frenzy.

🏠 Detached & Semi-Detached:

Still strong. While sales slowed, prices stayed resilient, with detached homes up 1% and semi-detached up 3% year-over-year. The most balanced conditions were seen in the City Centre and West—great news for rightsizers looking for space without bidding wars.

🏘 Row & Apartment Homes:

These felt the biggest shift. A surge in new listings and added competition from rentals caused prices to slide—down 2–3% on average, with the NE and North hit hardest. If you’re downsizing, this might be your moment to make a smart, strategic move into a lower-maintenance lifestyle.

What This Means for Right-Sizers (Up + Down):

• Upsizers can breathe—more inventory and less pressure = room to negotiate.

• Downsizers finally have condo & row home options without the 2022 bidding chaos.

• Everyone benefits from a market that rewards preparation and smart timing—not panic.

• Upsizers can breathe—more inventory and less pressure = room to negotiate.
