This is from the local MLS and shows all of the homes in MiWuk and Long Barn that have Sold in the $600,000 range this year. The most expensive home sold for $680,000. It was on 10+ acres but was smaller than yours. Based on a square footage of 2,500, if you listed your home within the $699,000 to $749,000 range, your home would be a higher price per square foot than the average and median per square foot prices which I believe is justified by your home's quality and acreage. Core Inspection does both home inspections and pest inspections so if you work with them, you will only have to book 1 appointment. They also have some guarantees that come with their inspections. I am happy to coordinate inspections and provide access to the inspectors.
