Phew! We've Got You Covered if Something Goes Wrong!
We buy a listing home warranty that covers the seller during the listing period. If appliances break down (which happens a lot after the homeowner has moved out), we have you covered during the listing period for many things that can go wrong.
Spruce & House Amp
If there is no cash to do any prep work, Spruce is an option. But it's more expensive and we have to use their vendors (although they will onboard our vendors but charge a higher price). I don't think it's necessary in your case, but it's nice to have it in our back pocket.
There is also a program through HouseAmp, which can be a good option. All of our vendors are on this platform. It allows sellers a little breathing room to write checks for inspections, repairs and even major remodels. Pre-approval is quick and easy.
Staging Your Home
Buyers start looking for homes online. To get maximum dollar, you want to make sure that buyers are emotionally drawn to your home so they walk through the door. Prepping and staging your home plays a significant role in the price that you get for your home. Jenn's team works hard to get the best vendors to give you the best prices on home prep and staging.
Property Inspections
It's very important to factor in the cost of providing a full disclosure packet and this includes getting inspections before you begin to market the property. This works as an insurance policy, of sorts as you will know about any big ticket item that could be discovered during escrow and slow down the sale of the property.
