Who Pays What?
Who pays what? County by County break down of City and County Transfer Tax. KEEP THIS AT HAND because you want NO suprises at the signing table.
How will you hold title?
Single? Married? Sole ownership? Joint tenants? Community property? Right of Survivorship? Your type of ownership taken, also known as 'vesting of title' will dictate how you sign your closing papers and record the transaction. Alta or Clta
In my experience, ALTA is always recommended while the CLTA is more affordable, the ALTA is more comprehensive. Like a car buying liability Vs full coverage.
Sample Home Inspection
Home Inspections will not have a dollar amount to remedy problems, however, this is more in detail with photos so you can get a sense of what they are stating. I strongly recommend calling the Inspector who conducted the inspections if anything is unclear or vague. It is his/her duty to answer questions.
