Email me

Hey John,

Congratulations, you made an offer on the perfect home and the seller accepted it! We don't want to celebrate too soon...so here's what will happen next:

You have the following conditions that need to be met:

1) Deposit - $5k

***sent you an email with the info and also attached it below, don't forget to keep a copy or picture of all receipts or paperwork. this needs to be completed by or on May 23rd, 2025

2) Financing - Waive date is May 30th, 2025 by 7:00 pm****

You are responsible for getting approval for a mortgage if needed on or before the noted date. I can either send the documents directly to your mortgage agent or send them to you to forward over (just let me know what you prefer. Please cc me in the email if you send it, This way there are no last-minute surprises to make sure they get all the documents needed and nothing gets missed.

3) Property Inspection - May 30th 6:00 pm****

I have protected you by including a home inspection condition allowing you to inspect the home professionally. You do not need to be there for the inspection, I can FaceTime call you at the tail end of the inspection so that the inspector can run through anything of importance, you will be provided with a full inspection with videos and information. I have included some inspector contacts below.

Please let me know a few days and times that work for you and which company you would like and I will book it all for you.

If during the home inspection, any deficiencies are discovered, you have the following options:

a) Ask for the deficiencies to be corrected

b) Ask for money in the approximate sum to correct the deficiencies

c) Nothing

These items are negotiable. Suppose it is agreed that the seller will be responsible for correcting the deficiencies. In that case, an amendment will be drawn stating the deficiencies that are to be corrected, how they are to be corrected as well as a hold-back or price reduction if these are not corrected. Don't worry, I will walk you through this if needed.

See below for the click links to more information.

As always, if you have ANY questions at ANY time, please reach out!
