Market Action Report (Salem, OR), February 2026
MARKET ACTION REPORT – Willamette Valley/Salem (February 2026):
Home prices in the Willamette Valley have essentially leveled off. The average home is selling for around $477,000–$512,000 depending on location — nearly the same as last year, and a slight dip from 2025's peak. After years of rapid price growth (the average was just $371,000 in 2020), the market has shifted into a holding pattern rather than continuing to climb.
There are enough homes available to give buyers real choices, but not so many that sellers are under pressure. With about 4 months of inventory currently on the market, conditions are roughly balanced — historically, anything under 3 months strongly favors sellers, and over 6 months favors buyers. Homes are taking anywhere from 87 to 127 days to sell depending on the area, which is a more normal, unhurried pace compared to the frenzy of a few years ago.
Despite the slower pace, sellers are still holding firm on price — most homes are selling for 97–99% of the asking price, meaning buyers have little room to negotiate a big discount. The best deals may be found in the suburban southeast area, where sellers are averaging closer to 91% of their asking price. For buyers, the $350,000–$500,000 range has the most options; for sellers, accurate pricing is key since overpriced homes are visibly sitting longer.

🏡 Recent Sold Comparables
The one home that recently sold nearby (937 Feather Sky St) closed at $475,000 in mid-March after about five weeks on the market. It was a similarly updated 3-bedroom home, and it sold for exactly what it was listed at, which tells you buyers were willing to pay the asking price when the home felt move-in ready.
The current competition is significant. There are 16 other homes actively for sale in the same West Salem area right now, ranging from $424,900 all the way up to $649,000. The average asking price among those is about $547,000, and the average home has been sitting on the market for roughly 19 days. That average, though, is pulled down by a wave of brand-new listings. Several homes just hit the market in the past week alone.
Four of those competing homes are already under contract, which signals there's genuine buyer activity in this price range. The homes that went under contract fastest (one in just 15 days, another in 22) were priced in the $475,000–$549,000 range, which appears to be a sweet spot for buyers right now. Homes asking $575,000 and above seem to be sitting longer before finding a buyer.
