New construction will be the comparable competition. Not a lot of available inventory. Inventory levels are higher in Skagit County Vs. South to Snohomish County. Pricing too high in this environment will be troublesome because the buyers still have other choices. I'd recommend an on market price of $550,000 - $575,000 to attract the right buyer and potentially multiple offers (not guaranteed though). The subject property does outside the competition on lot size and privacy. With multiple offers, you can expect there to be an increase in the sales price as well as a reduction in conditions to the sale. Strategically we have had more success in this market pricing on the lower side of the competition. I'm happt to go into more details on this at our meeting
