Your inspection day is approaching! So what happens now? Here are the next few questions you should be asking during this latest stage of the transaction: What do I do for my home inspection? How do I ask for repairs? What if I need additional inspections? If you have any questions about these steps you can reach out to our Client Care Manager, Jenn Kobelka, at clientcare@jfkliving.com, or you can reach out to your JFKLiving Agent.

Your Home Inspection (2/4 at 12noon)

Your home inspection is booked for 2/4 at 12noon with Bulldog Pro Home Inspection. If you have not already paid for this service ahead of time, you will need to pay for it during the home inspection. A standard home inspection will take approximately 2.5-3 hours, for an average size home. You are welcome to be there for the duration of the inspection, or you can come along towards the end for a recap of any issues found. This is also a good opportunity to take any room measurements, and get a better feel for where to put your furniture. If you wish to undertake any contractual work once you have purchased your home, this is also a good chance to get your contractor through to discuss your project. Your JFKLiving agent will be there for the duration of the inspection, and once the inspection is completed the inspector will furnish your report- generally within 24-48 hours.

Asking For Repair Requests

Once you have received your home inspection report, you will have a chance to review. For the most part, you are asking for items that are broken or dysfunctional - not cosmetic repairs or upgrades. It's important to realize that old doesn't mean broken. You may have set a repair waiver dollar amount, or the inspections may be for informational purposes only. A copy of the report will be sent to your attorney, Greg Voorhees. He will prepare a list of repairs (if necessary) that will be forwarded over to the seller.

Additional Inspections

Sometimes you may need additional inspections- perhaps a sewer line scope, or a chimney inspection, a mold remediation company, or maybe a qualified contractor needs to take a closer look at the roof or electrics. Your attorney will make sure the seller knows we intend to perform these additional inspections, and we now move into a "time is of the essence" timeframe, meaning we don't have any specific deadlines to perform these inspections, but let's get it done as soon as we can. If you need assistance locating the necessary professionals your client care manager or agent will be able to assist.
