Someone Died. Now You're Legally Responsible for Everything They Owned.
Someone you loved is gone.
And instead of being allowed to grieve, you're now the court-appointed CEO of their entire financial life.
You didn't ask for this.
You don't know what you're doing.
And everyone's watching to see if you screw it up.
Welcome to being a Personal Representative.
I'm Ray Stendall. I help fiduciaries in California probate cases protect the estate, navigate family land mines, and close this chapter without losing their minds—or the estate's value.
No corporate speak. No fake sympathy. Just someone who gets it and knows how to fix it.

You're Here Because This Is Your Life Right Now:
Check the boxes that apply:
☑ You got the call. You're the Personal Representative/Executor/Administrator.
☑ You have no idea what "Full Authority under IAEA" means—but apparently you need it.
☑ The siblings are already fighting about who gets what and how much the house is "really worth."
☑ You live 500 miles away and can't keep flying back to check on a property every week.
☑ The house is a mess. Decades of stuff. Maybe tenants. Maybe squatters.
☑ You're terrified of making the wrong call and getting sued by a beneficiary.
☑ You just want this over but you refuse to dishonor their memory with a fire sale.
Sound familiar?
You're not imagining it. This job is impossible—unless you have the right team.

Here's What Nobody Told You About Being Personal Representative
You just became a corporate executive with zero training:
Your new job description:
- Legal liability for every decision you make (fiduciary duty to heirs)
- Financial responsibility for maximizing estate value (or explaining why you didn't)
- Customer service rep for every family member with an opinion
- Property manager for a house you don't live in and didn't choose
- Project manager coordinating attorneys, contractors, appraisers, and agents
- Therapist managing grief, guilt, and family resentment
And you're doing all of this while:
- Working your actual job
- Raising your own family
- Processing your own grief
- Praying you don't get sued
That's not a job. That's a sentence.

The Three Personality Types I Work With
Every Personal Representative I meet falls into one of these:
TYPE 1: The Guilt-Driven Protector
Your internal monologue:
"Mom took care of this house for 40 years. I can't just dump it to some investor for pennies. What would she think of me?"
Your fear:
Dishonoring their memory with a desperate sale.
What you need:
A way to get top dollar without looking like you're squeezing blood from a stone.
TYPE 2: The Hostage Negotiator
Your internal monologue:
"My brother thinks it's worth $200K more than it is. My sister wants it sold yesterday. I'm just trying not to get sued by either of them."
Your fear:
Making a decision that destroys family relationships or triggers litigation.
What you need:
Third-party validation (data, comps, professional opinions) so you're not the bad guy.
TYPE 3: The Absent Executive
Your internal monologue:
"I have a career, kids, and a life in another state. I can't keep flying back to deal with a leaking roof and overgrown yard."
Your fear:
The estate bleeding money while you're drowning in logistics from 1,000 miles away.
What you need:
Someone to run point on everything so you can approve decisions without living on airplanes.
I've worked with all three types.
My job is to be your operator—not another thing on your to-do list.

What "Full Authority" Actually Means (The Power Move Nobody Explains)
If you have—or are getting—Full Authority under IAEA (Independent Administration of Estates Act), you're holding a tactical nuke.
Most Personal Representatives never learn to use it.
Here's the weapon:
With Full Authority, you can sell the estate property WITHOUT court confirmation.
Why that matters:
WITHOUT Full Authority (the nightmare):
❌ You accept an offer for $800K
❌ You go to court for confirmation
❌ Random investor shows up and overbids you by 5% ($40K)
❌ You start over
❌ Repeat until someone doesn't get outbid
❌ You've just added 3–6 months and legal fees
WITH Full Authority (the strategic move):
✅ You accept an offer for $800K
✅ You file Notice of Proposed Action (NOPA) with heirs (15-day objection period)
✅ If no objections, you close like a normal sale
✅ No court overbid circus
✅ No wasted time
✅ You can price for retail market value, not "probate auction discount"
This is a $50K–$150K difference in some cases.
And most probate attorneys mention it in passing—then never explain how to weaponize it.
I show you exactly how to use it.

Three Paths. Pick One.
Every estate ends up in one of these lanes:
PATH 1: A Beneficiary Keeps It
The dream: Someone in the family wants to live there or keep it as a rental.
The reality check:
- They need to buy out the other heirs at fair market value
- They need to qualify for financing (banks rarely allow assumption)
- They need to pay off existing debts before the estate closes
My role:
Give you the real numbers—market value, buyout math, financing timelines—so you know if this is a plan or a fantasy.
If it's a plan, I help execute it.
If it's a fantasy, I help you move to Plan B without family warfare.
PATH 2: Sell It and Distribute the Cash
The situation:
The property has to sell so the estate can:
- Pay off the mortgage
- Clear debts and final expenses
- Distribute inheritance to beneficiaries
The goal:
Maximize net proceeds while minimizing drama.
My role:
Treat the sale like a fiduciary-grade financial transaction—not a garage sale.
That means:
- Data-driven pricing (not emotion-driven)
- Strategic marketing (not "hope someone calls")
- Documentation that protects you from future complaints
PATH 3: Stabilize Now, Decide Later
The situation:
You're not ready to decide—but you can't let the house bleed money while you figure it out.
The plan:
- Secure the property (locks, cameras, insurance)
- Deal with immediate issues (personal property, tenants, repairs)
- Give the family 60–90 days to emotionally process and align
My role:
Stop the financial bleeding while you get clarity on what the family actually wants.

What I Actually Do (Zero Out-of-Pocket Cost)
You hire us with $0 upfront for everything related to prepping and selling the property.
Here's what that looks like in the real world:
SECURITY (Before Something Gets Stolen)
- Change every lock
- Secure doors, windows, gates
- Install remote cameras (so you can check the property from your couch in another state)
- Arrange weekly property checks
- Get vacant home insurance (your current policy probably excludes vacancy—one break-in and you're personally liable)
Timeline: 48–72 hours
PERSONAL PROPERTY (The Emotional Minefield)
Here's the truth: Clearing out 40 years of someone's life is brutal.
We coordinate:
- What the family wants to keep → storage or shipping
- What has resale value → vetted estate sale companies (turn it into cash)
- What's donation-worthy → tax-deductible removal
- What's trash → responsible disposal
We document everything so heirs can't accuse you of "losing Grandma's jewelry."
We handle this with respect.
Not like it's garbage. Like it's pieces of a life that mattered.
REPAIRS & PRESENTATION (Paid at Closing)
The property probably needs work. The question is: what's worth doing?
We handle:
- Yard and pool service (so it doesn't look abandoned)
- Contractor bids for necessary repairs
- Escrow-funded work (contractors get paid when the house closes—not from your bank account today)
- Strategic advice: what increases value vs. what's a waste of money
Example:
Spending $3K on landscaping might add $15K in sale price.
Spending $20K on a kitchen remodel might add $8K.
I tell you the difference.
LEGAL CHAOS (Tenants, Squatters, Occupants)
If there's someone living in the property who shouldn't be—or someone who has rights you didn't know about—this gets messy fast.
We connect you with:
- Attorneys who specialize in unlawful detainer in probate
- Eviction specialists who understand California tenant law
- Coordination with your probate attorney so everyone's on the same page
We don't do the legal work.
We make sure the legal work and the real estate work don't collide.
________________________________________________________________________________________________________
SALE OPTIONS (Pick Your Priority)
Depending on what matters most, we can execute:
Option A: Maximum Proceeds
Full retail listing with professional marketing, staging, and strategic pricing. Takes 60–90 days. Highest net recovery.
Option B: Maximum Speed
Cash sale to vetted investor. As-is condition. Close in 7–21 days. Lower price, zero hassle.
Option C: Beneficiary Purchase
Coordinate with lender and attorney to structure a family buyout. Market-rate pricing. Keep it in the family.
You choose what matters most. I execute it.

How I Sell Estate Properties (When Selling Is the Move)
I don't list it and pray.
I treat it like a fiduciary-grade financial asset with one job left: extract maximum value before the estate closes.
STEP 1: Reverse-Engineer the Buyer
Who's actually buying this property?
- Local family upgrading for schools?
- Out-of-state investor buying for rental income?
- Flipper looking for a value-add project?
- Retiree downsizing into a paid-off home?
I identify the 2–3 most likely profiles—then build the entire marketing plan around attracting them.
STEP 2: Weaponize AI and Data
I use predictive tools to answer:
- What will AI chatbots say when buyers ask "Should I buy this estate property?"
- What changes in photos, description, and price make this look like an opportunity instead of a burden?
Then I reverse-engineer the listing to win those algorithms.
STEP 3: Price Like a Sniper
We pick a pricing lane based on:
- Court deadlines (if applicable)
- Market absorption rate (how fast homes are selling right now)
- Condition reality (what buyers will actually pay for this specific home)
Pre-agreed checkpoints:
If we don't hit X showings in Y days → we adjust price by Z%.
No emotion. No guessing. Just math.
STEP 4: Execute Full Marketing
You get the complete package:
- Narrated video tour (storytelling, not robotic slideshows)
- 3D Matterport tour + floor plan (so out-of-state heirs can see it without flying in)
- Virtual staging (helps buyers see potential without you spending $8K on furniture)
- Dedicated property website (your estate property gets its own URL and brand)
- Targeted exposure (to the agents and buyers most likely to close)
The result:
The estate home doesn't look like a distressed asset.
It looks like a well-managed opportunity.
