Hi Maria & Raul,
Thank you for taking the time to review my analysis of your property. I took into consideration some recent upgrades that you completed on the property such as new flooring & baseboards, light fixtures and a new HVAC. Below you will find different comparable home sales and resources supporting the data in Olive 66 community. There are tabs that breakdown the comparable property sales in the last 12 months and other tabs that detail out your options. If you have any questions at all, please do not hesitate to contact me.
When I did a more in depth analysis of the comparable homes, it looks like, currently, you would be sitting at a solid $175,000-$190,000. This is a significant swing that will be narrowed down once I can see photos of your home, how it might show, marketing, easy of showings, stage presence, etc.
If you disagree with this value, I would highly encourage you to review all the recent sales data and review what upgrades you have that the others do not so that we can market those upgrades and highlight them against the competition and the recently sold comparable homes.
** IMPORTANT ** When reviewing comparable properties, please note that active homes that are currently for sale have been included in the report for reference but they are NOT accurate when calculating true home value. This is because these homes are still for sale for a reason. They are not selling at the current list price. Therefore, it is most accurate to only use these examples as reference to your competition, not your home value. Home value is best calculated when reviewing homes already sold in the last 4 months (I pulled 12 months back in this report simply for reference) or currently under contract, that are 2 bedrooms, under 1,000 sq ft. You will notice adjustments for interior features & square footage, your additional 3/4 bathroom, upgrades, and your new HVAC. I am pulling the data in this way because most buyers in this price point are financed buyers that will require and appraisal and this is how appraisers will calculate your home value. Your extra bathroom will add about $7,000 to your home value.
Please also do not compare your home value to sales in the Arcadia Springs complex. This complex is able to take FHA financed offers while your complex is not qualifying FHA offers. While we can potentially appeal for a spot approval, nothing is guaranteed and this significantly lowers your home value against other complexes that can qualify FHA buyers.
Please let me know if you have any questions. I would be happy to help you and Arlene navigate your future sale and I can also generate a net sheet option breakdown of what options would look like for you out of pocket if you would like me to do that for you.

Market Analysis Report
Comparable listings adjusted to a list price of $170,000-$190,000 when I went line by line and added your upgraded features. I believe it would be in your best interest to market a spot FHA or VA loan approval if we can potentially get a lender to work with us on that as it will bring the maximum amount of buyers in the door which gives you the highest probability of bidding the home value up.
Competition: 1702 W Tuckey Ln, 111
This home is the same model as yours, without the extra 3/4 bathroom. They listed this home originally at $207,900 and it has been for sale for 163 days. It went on the market in March of 2025 and sat on market with no offers until July of 2025 when the list price had been lowered to $194,000. Shortly after going under contract, it fell out of contract less than a month later and went back on market at $192,000. It has been sitting on market ever since with no offers. When we see something like this happen, it is very often because the home did not appraise for the contract price so the buyer could not get a loan for the contracted amount and the seller would not reduce the price. This home is offering a $4500 credit to the seller and IF they get a full price offer and use that credit, it would mean that it is a net sale of $187,500. However, I do not foresee them getting a full price offer after this many days on market without one. This home is fully upgraded and in the documents tab that realtors can see, they have a document showing that they will be replacing the HVAC with a brand new one for the new buyer.
Competition: 1702 W Tuckey Ln, 230
This home is the same model as yours, without the extra 3/4 bathroom. They listed this home originally at $199,900 and it has been for sale for 452 days with no offers at all. They reduced the price to $179,900 in May 2025 and have been sitting with no offers ever since. Their unit does not have a new HVAC but is HEAVILY upgraded with modern upgrades that are highly competitive. After 452 days on market, I do not foresee them getting a full price offer.
Competition: 1702 W Tuckey Ln, 211
This home is the same model as yours, without the extra 3/4 bathroom. They listed this home originally at $159,900 and it has been for sale for 159 days with no offers at all. They reduced the price to $149,000 in November 2025 and have been sitting with no offers ever since. Their unit does have a new HVAC as of June 2025 and is upgraded with modern upgrades that are competitive. They are also offering a credit to the buyer of $4,000. After 159 days on market, I do not foresee them getting a full price offer.
Sold: 1702 W Tuckey Ln, 123
This home is the same model as yours, without the extra 3/4 bathroom. They listed this home originally at $214,900 and ended up selling in 45 days for $210,000 in April 2025. Their unit did have a new HVAC and everything in the property was brand new as it was a full remodel. This means brand new cabinets, countertops, bathroom top to bottom, appliances, paint, flooring, baseboards, light fixtures, etc. These upgrades were highly desirable and highly competitive. This is the ONLY unit in 12 months to sell for over $200,000 and it should ONLY be considered comparable for homes that have been fully remodeled with brand new materials throughout the entire home.

Here is an example of one of our recent sales in your surrounding area so you can preview our marketing style. Much like this home, I would market your upgrades, new HVAC, etc. Special focus on your unit should be on all the utilities that the HOA covers.
My Stats
Here you will find my sales stats for the last 5 years. These sales include everything I have sold on market but does not include the over $30,000,000 in sales that I have sold in off market transactions. I would invite you to look up every agent that you interview on this website to check their sales stats and see how many they have sold in total, and more importantly, in the area that you are selling.
LISTING GUIDE
Welcome to our guide. This is a step by step walk through from start to finish. With over $150 million in sales, I created a seamless process to help sellers transition to their next chapter with little to no stress. I have at least one of my agents on every transaction with me to ensure that every detail is accounted for. Rest assured that together, we can help you navigate the process with ease. We'll outline the process and create a plan together, so you don't have to do any of the heavy lifting.
Virtual Tour
Here you will find one of the virtual walk throughs that I did for a listing. I highly suggest this in additional to professional photography, for every listing, because it is the highest and best way to expose your home to out of state buyers, allowing them to virtually walk through your home and fall in love with it prior to even stepping foot inside. I personally pay for all marketing expenses, including these walk throughs.

Advertising Your Home EXAMPLE
This is just an example of the type of amenity highlight that we put together for upgraded properties. Creating exclusivity and featuring unique amenities is one of the best ways to support your value. Supply and demand is the basic key to success. We have 3 different strategies that we customize for our sellers depending on their goals. Here is an example of a marketing piece that I made for one of my agent's recent listings that we use to flyer neighborhoods, attach to menus at sponsored restaurants, and blast out to out of state groups that have a high conversion rate in North Peoria and Arrowhead. We send pieces like this out in print and digital formats in addition to our online marketing.
