What are my out of Pocket Costs When Buying a Home?
1. Down Payment: Typically 3–20% of the purchase price depending on the loan program.
2. Appraisal: Usually ranges around $550+, depending on the property and lender requirements.
3. Inspections: A general home inspection typically starts around $450. Buyers may also choose additional inspections such as sewer, termite, mold, chimney, septic, plumbing, or foundation depending on the property.
4. Closing Costs: Generally 2–3% of the purchase price. These costs include lender fees, escrow, title, and other transaction-related expenses.
5. Supplemental Property Tax Bill: It’s recommended to set aside approximately 1.25% of the purchase price for this bill. This is a one-time tax adjustment typically received 6–12 months after closing escrow.
What are Contingencies in Real Estate? (Buyer Protections)
Contingencies are conditions that must be met before the transaction can move forward.
When submitting an offer, buyers typically have three contingencies that protect them during the escrow period:
1. Investigation Contingency
2. Appraisal Contingency
3. Loan Contingency
The default timeframe to remove each contingency in California is 17 days. However, in competitive markets buyers may choose to shorten their contingency periods to make their offer more appealing to the seller. Some buyers may also choose to remove certain contingencies entirely to strengthen their offer. Buyers who remove contingencies typically do so because they have the financial backing and confidence that they will be able to close.
Investigation Contingency
This contingency protects you if significant issues are discovered with the property. If inspections reveal major problems and the seller does not agree to provide a credit or make repairs, you have the option to cancel the transaction and are entitled to the return of your earnest money deposit (EMD).
The investigation contingency also includes reviewing important documents such as seller disclosures, the preliminary title report, and other property-related disclosures.
Appraisal Contingency
For example, if you offer $950,000 for a home but the property appraises for $900,000, you have a few options:
• Ask the seller to reduce the purchase price to $900,000
• Cover the $50,000 difference out of pocket
• Cancel the transaction and be entitled to the return of your earnest money deposit
Loan Contingency
This contingency protects you if your loan cannot be fully approved by the lender’s underwriter. If your financing falls through while the loan contingency is still in place, you may cancel the transaction and are entitled to the return of your earnest money deposit.
These contingencies are designed to protect buyers and allow time to fully investigate the property, secure financing, and ensure the home’s value supports the purchase price.
What is a Supplemental Tax Bill in California
Under current California law, when a property changes ownership it is reassessed at the new purchase price. As the new owner, you may receive a supplemental property tax bill.
This bill is separate from your regular property taxes.
Your mortgage servicer typically collects a portion of your monthly payment and places it into an escrow account to cover your estimated property taxes and homeowners insurance. However, supplemental tax bills are usually paid directly by the homeowner, not through your escrow account.
A supplemental tax bill is a one-time adjustment that reflects the difference between the property's previous assessed value and the new purchase price.
For example, if a home was previously assessed at $600,000 and you purchase it for $900,000, the county will issue a supplemental tax bill for the difference in value.
In some situations, adding certain individuals to your deed after ownership has transferred may not trigger another reassessment (for example, transfers between spouses or parent/child transfers that qualify under California law). However, adding unrelated individuals to the deed may trigger a reassessment.
For questions about reassessments or ownership changes, you can contact the Los Angeles County Assessor’s Office Ownership Services Unit at 213-974-3441, as different types of property ownership transfers may be treated differently.
Supplemental Tax Bill + Tax Deductions
Your supplemental tax bill covers the difference between the seller’s previous assessed value and the new assessed value after the property transfers ownership.
We've also included information on potential tax deductions available to homeowners, such as mortgage interest and property tax deductions.

Buying a home involves many steps, and it’s normal to have questions along the way. Below are answers to some of the most common questions home buyers have during the home-buying process.
How To Increase Your Credit Score Before Buying A Home
Your credit score plays a major role in determining your mortgage interest rate. According to Experian, a “good” credit score starts at 670, “very good” at 740, and “exceptional” at 800 and above, and higher scores can lead to significantly lower borrowing costs.
