Congratulations on making the decision to buy your next home! Throughout this process you will rely on me to be your main source of information, kind of like Google. There are about 200 moving parts to a transaction on top of just finding the house, which believe it or not is the hardest part especially now. We're going to be working hard for you to make sure only a couple of those 200 items fall on you, the rest our team will handle. Please thoroughly read the next sections below so that you can not only become an expert in the home buying process and know what's happening each step of the way. I'll be going through all of this with you together, but going through it first on your own will allow more of it to sink in, and allow you more time to come up with questions. Know we are here to help you in any way possible, so there are no bad questions or poorly timed questions. You can't expect yourself to know everything about a topic you don't work on every day. But you can expect us to either know the right answer or the expert who can answer it for you. As a result of our meeting we will determine that either we're a great fit to work together and we can meet and exceed your expectations, that maybe you didn't see the value in what we can provide and don't want to work together, or maybe we decide we can't meet and exceed your expectations if you're looking for a $200k remodeled home in old town on an acre with 5 beds and 4 baths. We're really good at what we do but don't (yet) have magical powers. We know we will knock it out of the park for you. - Cody and The Brokerage Group at eXp Realty Lastly: Your BEST search portal is my website: Cody.HireTheBrokerage.com. It's the most up to date site, and every single listing (all of them) will be on my site as it's not legal for Realtors to list anywhere else than the MLS where we get our data from. That's right, not even Zillow, Trulia, ReMax, Coldwell, etc have any different information. But through mine, we can communicate directly through our phones on select homes.
Expectations and Overview
Here's a great video talking about the home buying process itself so you can know exactly what you're about to embark on, what to expect throughout, how to communicate best with us, where to search for homes, how to do showings, how to make offers, etc.
Home Buying Process : A - Z
Click into this portal to the left to see videos on the entire home buying process from start to finish, then come back here and continue downwards. Write down any questions to ask when you are done or when we meet.
Lender Information
Here is some great information from one of our preferred lenders. When buying a home it's important to use a great local lender as you can reach them anytime, they know the local programs and policies, you can walk in their office, and there will be less costly mistakes made throughout the process.
Moving Tips
Here's a great printable resource for you to use as a guide when starting to pack and make changes for the big move ahead. There's a lot to remember, so having a checklist like this will take a lot of the burden off you to remember it all. If there's a checklist for anything else you want, let me know, I live off them and probably have one.
Definitions of Working Relationships
This is the first document to go through, and before we start, these (except the last two) are all written by the State of Colorado's attorneys and the Colorado Real Estate Commission. This is just a disclosure about the 3 ways in which we can work together as Realtor and client in Colorado. It is not a contract.
Exclusive Right to Buy Listing Contract
This document IS the Contract that gets me hired as your exclusive (only) Realtor, and puts me to work exclusively for you. That means in any transaction we engage in, my interest is only in doing what's best for you. Not what's best for me, or the Seller even if I already knew them. *This is required to be signed before we go out and start looking at homes.* This shows your rights as well as mine, moving forward through the home buying process. *It also shows the success fee that we will be paid should we successfully find you the home you desire. Our fee comes from the Seller out of the purchase price and we only get paid what is advertised by the Seller in the MLS. You will not be required to pay the difference if the advertised success fee is less than the 3% in our contract, however we will add in a $400 transaction fee to cover some of the transaction cost if it is under 2.5%.
Exp Affiliated Business Arrangement Disclosure
This document is an Exp Realty required document that essentially says that our global company (71,000 agents in 19 countries currently) has relationships with a few companies. Should you employ their services, eXp would make some money. We will likely not be using any of their services as I have not yet used any of them before.
Exp Wire Fraud Disclosure
This document is an Exp Realty required document that says that wire fraud is a very real problem and it's up to you to keep yourself safe from falling victim. If you're a victim of it, your money is not recoverable. To remain safe, ask questions before sending money if things seem odd. Know that scams primarily come in the form of emails with embedded photos or pdf attachments of wiring instructions. The way to send a wire is bringing the wire information to closing with you after arranging it, through an encrypted login in your email, or a phone call with the title company. You'll get one to sign from the other Realtor, the title company, the lender, there's another in the purchase contract, and probably one more as well down the road. Be Safe.
Contract to Buy and Sell Real Estate
This IS the Contract to purchase a home here in Colorado. We can only submit one of these at a time as all offers are made in good faith, meaning since you only intend to buy one home, we can only submit one at a time until the deadline passes or we are rejected. Each offer can only be submitted once we have signed the Exclusive Right to Buy agreement putting me to work for you, and it must be accompanied by proof of funds or a lenders pre-qualification or pre-approval letter. This should be our highest and best offer if there's a notion we will be in a competition with other buyers, as they typically will accept the best, or counter the best existing offer. If we offer lower than your highest and best, we must be content losing out on the house. If we offer high, we should be content with the monthly payment and terms we offered. If low, we should be STOKED to get it accepted, or content losing out. There's a balance to the offer, knowing exactly what you are offering. The conversation should be had with your lender to know what your monthly payment will be at different tiers based on the interest rate (which fluctuates daily), the offer price, the HOA fees if any, the Metro Tax fee if any, the contractual obligations of closing costs, owners extended coverage, property taxes, and other fees which we will go over. There are many, many things we can write in, or boxes we can check to make your offer more or less attractive to the Seller. This should be done in a way that matches your motivation, the time you have available before you must move, the competition, and all other contributing factors. I'm not one to suggest over paying, but sometimes the conditions of your move require it and we must be prepared. This is a template to the left, and we will draft the actual document together to sign via electronic signature.
