This will factor in closed sales, off-market sales, inventory, and online estimates but most importantly my professional opinion after seeing it live. Based on my analysis, I will then provide you with a range of value, an off-market price, and on MLS go-to market evaluation. We can discuss as-is pricing, and pricing after doing certain levels of preparation and improvements. If you do improvements, we always want to first preserve the value with repairing stigmatizing items, then focusing on the highest ROI items cosmetically.
