Now what?

1. Take a look at this site we created just for you! Feel free to scroll and look around at all the info we have for you on the homebuying process. 2. Get set up with a lender to get started on your preapproval. If you've done this already, skip to step 3 :) 3. Search for your home! We will also be pairing you with one of our team members or a showing agent. A showing agent is a licensed agent who we have vetted and can get you in to see homes. They will be with you throughout the entire process.

Can I shop without a preapproval?

Shopping without a preapproval is not advised. Most sellers require a preapproval before you can see a home and you can't place offers without one.

How do I search for homes?

Our team will set up a search for you via RealScout. So be on the lookout for an invitation to join your search. They have an app in case you want to download that as well. If you're looking for new builds, here is the link to search on: Search for new build homes here: https://www.showingnew.com/tashagwilt

What you need to know about showings.

Please make all showing requests through our team. It will either be a member of our team or a showing agent. To best serve you we have put showing agents in place to make sure you are getting into homes and this allows us to gather info (if available) on the property while you're out seeing homes. Please give us at least 24 hours notice for showings so we can accommodate, if possible. We will set you up on a search within RealScout (platform to see homes). If you are set up with a showing agent, you will need to make sure to request showings through email to your dedicated showing agent. How to request: Please make the showing request directly to the showing agent that we pair you with. Also, the sellers/agents are requiring that you have a preapproval now prior to seeing homes, so please make sure to go through the preapproval process before starting showings.

Offer creation

Please click on the link for the Google document for making an offer and how to create the optimum offer.

What you need in order to submit an offer

What you will need in order to submit an offer: A preapproval from a lender Proof of funds (a bank statement, a gift letter (or statement from the person giving you the funds, or wherever you are pulling your funds for your closing costs/down payment)

Homebuying video series

One of the very first steps should be educating yourself on the process of homebuying as it's complex and has a lot of moving parts. There's a lot you need to know and that's where I come in. In order to provide you with the knowledge you need, I created a homebuying video series on YouTube to explain the process to you. It is really important that you watch these videos prior to us placing an offer for you.

Communication & our availability

Our business hours are typically 9:00 a.m.-8:00 p.m. everyday except Sundays. Sundays our hours are 12:30 p.m.-8:00 p.m. There may be times where we talk outside of our "normal" window when placing offers or if there are counter offers but please try and stick within our office hours.  Our clients are important to us and we also want you to get the best of us as well, and we need to have time to recharge in order to do that. If you happen to have a question you feel like you can't wait until we are available, please do text/email us and we will get back to you asap. We don't want you to sit there with a lingering question and not remember it later on when we talk.

Offer acceptance - what to know

Home Inspection: For your protection, you should get a home inspection. This would be a general home inspection and then if you want something specific inspected, that's when you would hire a professional in that area to come in and inspect (such as foundation, you would bring in a structural engineer). You may choose whatever company you desire.  The example I provided here shows you an example of what you can expect your inspection report to look like. Though, you will expect to have at least a page of items in red, even in homes that are well kept, these are just items that the inspector is saying needs attention. All homes are purchased AS-IS and you can expect to have some items to repair on your own. I'll be going over the report with you to help you get an idea of what to ask for during your inspection period. Generally, we are thinking health and safety items. Escrow: You will have an escrow company that is a neutral third party that goes by both yours and the seller's instructions and hold all of the monies. You will want to figure out how to hold title (take ownership of your home).  This I can only help give you definitions of but I can't tell you how to take title as that is beyond my scope of practice. You can consult an attorney if you are lost and don't know what to do. Disclosures: The seller will provide you disclosures within 7 days of acceptance of the offer. They will disclose any known issues with the home.
