After more than a decade as a top-producing agent in California—leading a powerhouse team and consistently earning $1 million a year in commissions—Gail DeMarco had built the kind of real estate career most agents only dream about. But life had other plans. A sudden move to Northeastern Florida meant leaving behind her client base, her name recognition, and everything she knew about her local market. She was starting from scratch.

Fast forward just two years, and Gail isn’t just surviving—she’s dominating. With 11 listings launched in a single month, she’s now outperforming many of the area’s most established agents. Her success didn’t come from luck or timing—it came from strategy, grit, and an unrelenting focus on branding, consistency, and value-driven outreach.

This is Gail’s Blueprint to Success—a no-fluff, step-by-step breakdown of how she entered a new market as an unknown and quickly rose to the top. Whether you're a new agent, switching markets, or just ready to level up, these are the exact principles and practices that fueled her comeback and made her a force in Florida real estate. Let’s dive in.

ESTABLISH YOUR BRAND

Whether you're just starting out, new to the area, or simply looking to grow your presence, your brand is your foundation. In this business, people need to know your name—and more importantly, remember it when they’re ready to sell. Success isn’t just about stats or years of experience. It’s about being consistent, making a strong first impression, and using smart data to stay top of mind. The right branding doesn’t just attract attention—it builds trust, creates recognition, and opens doors. Below are my branding items that have let to success.

BRANDING THAT DID NOT WORK

Zillow Leads

  • Terrible leads with buyers that were not serious
  • Took me all over the county-buyers were not hyper focused on a particular area
  • These leads are a numbers game and I was spending $3000 a month for very little return and a lot of my time.

Should I join a Team?

I needed to learn the market and the protocols of a new area. I couldn't find a great team that had a model I was looking for. I already had the tools I just didn't have local market knowledge.

Buyer's Agent/Partner

  • My time was limited so I thought this would be a great idea. But it was doing nothing to establish me as the go to agent. My leads and clients became her clients.

Advertised at My Local Pickleball Club

Local but not neighborhood specific. And, no value to sellers.

Back Page Ad in a Regional Magazine

Not effective, not widely seen and it did not return value to sellers.

Calling Expired Listings

This had always been my go to in California and I knew if I could get on the phone, I could get listings. But they were all over the county and again, running me ragged.

Postcards

I started to hone my market down and started sending postcards to attract Veterans, offering special incentives and advertising my sales. These are great, but they were not fully establishing me as the expert. They are easy to toss away.

Real Marketing Mailers with QR Code

For more info and to get started, click HERE .

REAL Marketing’s Premier Market Reports are my not-so-secret weapon for dominating any neighborhood. While they typically take 6 to 12 months to start showing real ROI, they’re a long game worth playing. These oversized, high-quality mailers are professionally designed to reflect your brand and provide real value—making them nearly impossible to toss in the trash.

I personally use the Hybrid Report, which gives me the flexibility to use their expertly written monthly content on the back—or swap it out to spotlight my featured listings, recent sales, or local success stories. This keeps the marketing both informative and hyper-local. MOST IMPORTANTLY, I include a home value QR code, which lets me know who has scanned and I can follow up.

The reports show up like clockwork each month, reinforcing your dedication and consistency in the community. I can’t tell you how many listing appointments I’ve had where sellers pull out a stack they’ve saved, saying, “Your marketing is top notch.” It positions you as the expert and builds instant credibility—before you’ve even said a word.

YouTube

Why YouTube Has Been a Game-Changer for My Brand

YouTube has been one of the most powerful tools in building my brand and expanding my business. My channel is designed to deliver real, local value to out-of-area viewers—whether it's highlighting neighborhoods, showcasing new construction model homes, or simply sharing my favorite local spots to eat and explore. It positions me as a trusted expert in the area.

On the listing side, it’s a standout advantage. With over 45,000 subscribers, I can show sellers that their property will get real visibility. Even with a modest $200 promotional budget, our listing videos gain traction and boost both exposure and new subscribers.

For buyers, especially those relocating, my videos offer authentic insight from someone who’s been in their shoes. That relatability builds trust before we ever speak—and those clients often end up being some of my favorites to work with.

YouTube has truly elevated both sides of my business and has become one of the most valuable assets in my marketing toolkit.

High Quality, Visible Signage

High-quality, memorable signage is one of the most powerful tools in branding yourself as a real estate professional. Your listing and open house signs shouldn’t just mark a location—they should leave an impression. A bold, clean design with minimal content helps your brand stand out and be instantly recognizable.

I use large, sandwich board–style open house signs and have invested in at least 15, so no matter where my open house is, my branding is impossible to miss. Strategically placed, they don’t just guide traffic—they generate it. Paired with my mailers, this signage becomes another consistent touchpoint in the community, reinforcing my presence and professionalism long before a potential client ever picks up the phone. Visibility matters, but memorability builds trust.

Vendor Book

This Vendor Book Has Been a Game-Changer

I’ve created vendor books before—usually for buyers and to leave behind at listings for the new homeowners. They're always branded with my logo and contact info, but this time, I took it to the next level.

Living in a neighborhood with a huge influx of out-of-area buyers purchasing new construction, I decided to crowdsource recommendations. I posted a call for trusted vendors on my personal and community Facebook pages and included a link to submit them via a form.

I was blown away by the response. 💥

We compiled all the referrals into a beautifully branded, saddle-stitched booklet using a custom Canva template. I had them printed through Xpressdocs, and the final product is sleek, professional, and completely on-brand—logo, colors, info, everything.

✅ I passed them out to neighbors

✅ Left stacks at the amenities center

✅ Continue to gift them to my buyers

✅ And even had the main builder in the community ask to distribute it to all new residents! (Yes, I said yes—but with a dedicated ad page, of course 😏)

This is one of the easiest, most high-impact ways to provide value, stay top of mind, and build relationships. If you’re not doing something like this in your community—you should be.

Quality Listing Presentation

In real estate, first impressions are everything—and that starts long before the listing goes live. One of the most powerful tools you can bring to a seller appointment is a professionally printed, well-branded listing presentation or seller’s guide. When you show up with a high-quality, thoughtfully designed and bound booklet, it immediately sets the tone. It tells your potential client: I take my business seriously, and I’ll take your home seriously too.

I personally use a saddle-stitched, full-color branded booklet that’s always in my car—ready to go. Whether I have a planned listing appointment or an unexpected opportunity, I’m never unprepared. This grab-and-go piece not only outlines my process, marketing strategy, and track record, but it also makes a statement about the level of service I offer.

Spiral-bound or thermo-bound booklets also work great—what matters most is the quality: thick paper, sharp print, and professional design. This is not the time for a stapled stack of printer paper. Sellers notice the details, and when your materials reflect care and quality, it builds trust before you even speak.

To keep things current, I print a monthly market update or stats sheet separately and slide it in, so I’m always delivering relevant, timely information while maintaining that polished, permanent presentation look.

This single shift—moving from digital or loose materials to a bound, branded listing guide—has been a game-changer in my business. It creates instant credibility, elevates your brand, and helps you stand out in a competitive market.

Luxury Expired Mailer

Breaking Into the Florida Luxury Market: A Strategic Approach

When I moved from California to Florida, I had years of experience as a luxury listing agent under my belt. I knew I had the skills, the marketing chops, and the negotiation power—but I was entering a new market, and luxury real estate comes with its own unique challenges. I needed not just credibility—I needed local insight and a way to get my foot in the door.

That’s when I partnered with fellow eXp agent Justin Lott, who had deep roots in Florida and a strong presence in the luxury space. Together, we crafted a high-end, soft-touch trifold mailer that did more than just advertise services—it told our story. It highlighted Justin’s impressive track record in Florida luxury, my background as a top luxury agent in California, and the national and global reach of eXp Luxury. The piece was tasteful, intentional, and built to resonate with high-net-worth sellers.

We targeted homes that had expired at $1 million and up but hadn’t re-listed or sold in the past year—properties often caught in limbo due to pricing missteps, limited buyer pool, or poor marketing. These sellers are typically frustrated and ready for a fresh perspective.

Two weeks after sending the mailers, we followed up with phone calls. And within one month, I received my first luxury listing in Florida as a direct result of this campaign.

This strategy wasn’t a one-time effort—we continue to track and mail to new luxury expireds as they hit the market. It’s become a key part of our luxury listing system and continues to open doors in an otherwise competitive space.

Listing Preparation

Your Listings Are Your Brand – So Treat Them That Way

One of the best ways to brand yourself is through how you present your listings. This is your portfolio on display — and trust me, people are watching. I’ve developed a proven system I stick to with every single listing, but here’s the truth: I’m constantly shocked by how many homes hit the MLS or go live with zero preparation.

If a listing is messy, cluttered, poorly lit, or hasn’t been deep-cleaned, it sends a message — and not a good one. Buyers notice. Neighbors notice. And most importantly, *future clients* notice. A bad presentation doesn’t just hurt the sale; it damages your reputation.

My biggest secret weapon? A professional organizer/de-clutterer. She comes in and helps the client start the packing process, declutter every space, and reorganize what’s left to highlight the home’s best features. She’ll even recommend a few inexpensive items that can instantly elevate the look and feel. I personally cover the first 4 hours of her time — because I believe in it that much. If the client needs more time, they can continue at their own expense.

Some homes and clients are challenging, I get that. But that’s where your leadership as the agent matters. Set realistic expectations from the start, bring in the right people, and take control of the presentation. I’ve turned listings with zero traction into fast sales by simply taking the time to do it right.

If you’re not willing to advocate for your listing like it’s your own home, you’re doing your client—and your business—a disservice.

Open Houses

Open Houses Aren’t Just for the Listing — They’re for Your Business

Every open house is a stage, and how you show up matters. If you're not representing the home as if it were your own, setting a warm and inviting environment, and truly engaging with guests — you're leaving both buyers and future listings on the table.

As I always say: Listings have babies.

Neighbors visit. Buyers wander in. If they see the care you've taken — the thoughtful staging, your professional brochures and branding, and how confidently and warmly you present yourself — they'll remember you when it's their time to sell.

💡 Pro Tip: Be prepared. Know the community. Bring neighborhood newsletters, HOA/CDD info, school stats — be the resource they didn’t know they needed.

And here’s my favorite open house hack:

🎯 Serve something interactive. Not just grab-and-go snacks. Think cheeses, spreads, charcuterie — anything that draws people to the kitchen island. The goal? Get them to linger just long enough for you to spark a real conversation.

Open houses are your moment to shine — treat them like the brand-building event they are.

The Hustle-Pro Tips

Branding Will Only Get You So Far—You Have to Hustle

Everyone loves to talk about “finding your why,” but in this business, it’s not just a saying—it’s survival. Real estate is sales. And sales is a business of projected energy. The energy you bring to the table is exactly what you’ll reap.

You can have the best marketing in the world, but if you're not putting in the reps, it won't matter. Confidence comes from consistency. From picking up the phone. From practicing your pitch. From knowing your market inside and out—whether you’ve been there 10 years or 10 weeks.

Below are some of my core strategies that work in any market—whether you’re brand new or a local name. But they only work if you do.

If you’re waking up at 9am, clocking out by 2pm, and winging it with no plan of attack, you’re not running a business—you’re playing business.

Follow Up on Your Leads

The Fortune is in the Follow-Up

If there’s one thing that separates agents who dabble from those who dominate, it’s this: follow-up.

Your marketing is doing its job—bringing in warm leads from your mailers, website, home valuation tools, and open houses. But the leads won’t convert if you don’t show up consistently after that initial touchpoint. Put it on your calendar for set times each day.

The beauty of warm leads is that they already have a connection to you. You’re not cold-calling them out of the blue. Maybe they saw your face on a postcard, subscribed to your YouTube, or walked through your open house and chatted by the charcuterie table. That little thread of familiarity? That’s gold. Now it’s your job to keep the conversation going.

Here’s the thing: people don’t always raise their hand when they’re ready. Sometimes they’re watching you for months before they engage. If you're not following up, you're missing the people who are quietly getting to know, like, and trust you behind the scenes.

Follow-up doesn’t have to feel “salesy.” It can be as simple as:

- Sending a quick text: “Hey, just checking in—have you had any thoughts since we met?”

- Sharing a helpful link: “I remembered you mentioned Rivertown—here’s a property that just popped up you might like.”

- Staying top-of-mind: “Hope you're doing well! I just posted a video about buying new construction in St. Johns—figured it might be helpful.”

Your open house sphere, too, is ripe with opportunity. These folks showed up for a reason. Don't assume they're “just looking.” With the right follow-up, that casual browser can become your next client—or your next referral.

Bottom line? Marketing brings them in, but follow-up is what gets you to the closing table.

Host Open Houses and Circle Calling

Circle Calling Works—Here's Why

If you're not circle calling around your open houses, you're leaving leads on the table. This isn't just about getting neighbors through the door—it's about positioning yourself as the local expert.

Most listings have 50–100+ homes nearby. A quick call to let neighbors know about the open house gives you a chance to:

📍Start conversations with sellers who *may* be thinking about making a move

📍Catch buyers in the area who haven’t yet committed to an agent

📍Create warm leads for future follow-up (especially with out-of-area owners!)

📍Increase your open house traffic and energy—which creates urgency for serious buyers

Keep the call short, friendly, and focused:

“Hi, it’s [Your Name] with [Brokerage]. I just wanted to let you know we’re hosting an open house at [Address] this weekend, and since you’re nearby, I’d love to invite you by. It’s a great chance to see what homes are selling for right now. If you ever need anything real estate-related, I’m right here in the neighborhood.”

Even if they don’t come? You made a connection. And that’s one more person who now knows your name.

Practice your Conversations

Why Every Real Estate Agent Needs an Accountability Partner

Success in real estate comes down to consistency—and that’s where an accountability partner makes all the difference. Whether you're circle calling, door knocking, or navigating tough conversations about price reductions, interest rates, or assumable loans, practicing with someone keeps your skills sharp and your confidence high.

An accountability partner helps you:

- Stay consistent with lead generation and follow-ups

- Sharpen your scripts through regular roleplay and feedback

- Push through fear of rejection by practicing real conversations

-Stay motivated when business slows or distractions hit

In this business, discipline and repetition win. Partner up and level up.
