Your Home-Buying Plan
Clear Guidance from Preapproval to Closing

Anna Buono,REALTOR
RealtorAnnaB.com
I’m excited to help you begin your home search. Buying a home involves many decisions, deadlines, and moving parts—but you won’t have to navigate them alone.
This presentation explains how we’ll work together, what to expect, and the resources available to help you make confident decisions. My goal is to keep the process clear, organized, and focused on what matters most to you.

Home Buying Roadmap
Every home purchase is a little different, but the overall journey follows a clear path. I’ll guide you through each step, explain what to expect, and help keep everything organized from our first conversation through closing day.
You’ll always know where we are, what comes next, and what decisions need to be made—because surprises are fun for birthdays, not real estate. 🏡

Your Move. My Focus.
Buying a home is exciting, but it can also feel overwhelming. My role is to help you understand the market, evaluate properties carefully, prepare a smart offer, protect your interests, and stay ahead of important deadlines.
You’ll receive honest advice, responsive communication, and experienced guidance from our first conversation through closing.
My focus isn’t simply helping you buy a home. It’s helping you make a decision that feels right for you.

More than Opening Doors
Finding homes is only one part of my job. I’m here to help you understand what you’re seeing, evaluate value, recognize potential concerns, prepare the right offer, and protect your interests throughout the transaction.
From coordinating with your lender, inspector, attorney, and other professionals to tracking important dates and negotiating on your behalf, I’ll help keep the pieces moving and make sure you understand what comes next.

Financing and Budget
Before we begin looking at homes, it’s important to understand both your buying power and your comfort zone.
A lender may approve you for a certain amount, but that doesn’t mean you have to spend it. We’ll consider the monthly payment, down payment, closing costs, and your other financial priorities so your new home still feels comfortable after moving day.
A strong preapproval helps us search confidently and shows sellers that you’re prepared when the right home comes along.

Understanding Buyer Representation
Before we begin touring homes, we’ll review a written buyer representation agreement. This agreement explains:
The services I’ll provide
How we’ll work together
The length and scope of our agreement
How buyer-agent compensation will be handled
I’ll walk you through every section and answer your questions before you sign. The goal is complete clarity—no surprises.

The Home Search
Finding the right home is a process—not always love at first listing! We’ll begin by identifying your priorities, preferred locations, budget, and must-haves. Then I’ll create a customized search and arrange showings for the homes that may be a good fit.
As we tour, you may discover that some priorities change. I’ll continue refining the search, answering questions, and helping you look beyond the décor so you can evaluate each home clearly and confidently.
The goal isn’t to find just any home—it’s to find the one that feels right for you. 🏡
Ready to see what’s available? Browse current listings at the link attached and save the homes that catch your eye. We can then review your favorites together and fine-tune your search.

Understanding Property Disclosures
A seller’s disclosure provides information the seller knows about the property. It can help us identify questions or areas that deserve a closer look, but it is not a warranty or a substitute for a professional home inspection.
I’ll help you review the disclosure and understand which additional forms may apply to the property. Attached here is a sample copy of what we will be provided.

Preparing a Strong Offer
Important Parts of An Offer:
Purchase price
Deposit amount
Financing
Inspection terms
Appraisal considerations
Closing date
Included or excluded items
Seller concessions
Other terms that may strengthen or protect the offer
Take a Look at the Purchase Agreement
This sample gives you an advance look at the contract we will commonly use when submitting an offer. You don’t need to memorize it—promise!
When the right home comes along, I’ll explain the price, deposits, contingencies, dates, inclusions, and other important terms before anything is signed.

What Does All of This Mean?
Real estate comes with plenty of unfamiliar words and abbreviations. Keep this glossary handy—and please ask whenever something is unclear.
There are no silly questions, especially when you’re making a decision this important.

Meet Anna
Before real estate, I studied Animal Science 🐎🐷and Pathobiology at UConn and worked as a research assistant at Yale. I eventually realized that I wanted a career with more personal connection and a more immediate way to help people.
I became a full-time REALTOR® in 2003 and have since helped hundreds of Connecticut buyers and sellers navigate some of life’s biggest transitions.
I’m a first-generation Italian American, a wife, a mom of two boys, an animal lover, and a longtime North Haven resident. I’m also actively involved in my community and serve on the North Haven Education Foundation.
My approach has always been simple: relationships before transactions. I treat every client with the same care and honesty I would want for my own family.💖

What My Clients Say
Experience matters—but the best measure of my work is how my clients felt throughout the process.
