How do Lenders effect your purchase?

9 times out of 10, Lenders are the main reason why real estate transactions go south, or close successfully. In this market it is absolutely crucial to align yourself with an agent who can provide you with the following: Quick Closing (Makes you look better on paper to a seller) Full DU Approval (This is different then a pre-qualification) Good communication Great customer service Underwriters in house We will happily provide you with a few of our preferred lenders.

Contingencies to consider when Submitting and Offer

When submitting an offer, there are (3) main contingencies to consider. Take a moment to read through - we will discuss each one so that you can make an informed decision when submitting an offer on a home.

UNDERSTANDING HOW AGENTS ARE COMPENSATED

Real estate agents are typically compensated through commission fees, which are a percentage of the selling price of a property. In most cases, sellers are responsible for paying these fees to both the listing agent and the buyer's agent. When a home seller signs a listing agreement, they agree to pay these agents a percentage of the final selling price, commonly ranging from 5% to 6%. The listing agent typically splits this commission with the buyer's agent, often in a 50/50 split, though this can vary. The commission structure is included in the listing information on the local Multiple Listing Service. With the recent settlement, there is a push for increased visibility and transparency in how real estate agents are compensated, potentially leading to changes where buyer agents may be compensated directly by buyers, or sellers may cover their fees.

The Buyer agreement

This document is a crucial asset for a presentation, as stipulated by the Department of Justice (DOJ). It is not just a mere requirement, but a mandatory one, especially for those residing or operating in California. The DOJ has made it clear that this document must be in possession by January 2025. This deadline is not arbitrary but is set with a purpose, making it an essential part of compliance. Therefore, it is of utmost importance to adhere to this requirement to avoid any potential legal complications.

The Purchase Agreement

It's time to view the legal document which will be submitted to a seller known as the RPA. (Residential Purchase Agreement). Selecting an agent who understands all aspects of this agreement should be a priority. We know you have options in real estate, but our team will go above and beyond to protect and educate you throughout this transaction.

Value of A Home Inspection

One of the only out of pocket costs that you will incur during your escrow is for a professional home inspection. The inspectors job is to identify items in the home which may be of concern to you the buyer. For example: Heating, plumbing, air condition, evidence of past leaks, etc. It is very important for you to know that real estate in california is always sold in "As-Is" condition, with the right to request repairs. The seller is not obligated to repair any items. We will now show you an example of a home inspection and review it with you.
