Buying a Home in Canada- Paying for Your Home!
Here is the Government of Canada's advice and education on buying a home. This link will prompt you with questions for your mortgage professional.
The Home Buyers’ Plan (HBP), The First-Time Home Buyer Incentive, and Canada Mortgage and Housing Corporation (CMHC) should all be topics touched on in your first meeting with a mortgage broker or bank advisor.
Make sure you ask questions and they provide you with detailed information and answers to gather a clear understanding of the financial responsibility of owning and purchasing a home.
Step 1 - Mortgage Pre-Approval
A Pre-Approval is an important first step in the home-buying process. You need to know what you feel comfortable and confident spending on a home.
There are many different avenues available to you when it comes to Pre-Approvals and financing. A mortgage specialist at your bank is just one option. Mortgage brokers are also a great option, as they have access to a variety of banks and lending institutions. They can typically "shop around" for different mortgage products and terms that would be tailored to your specific needs.
Below I've listed some mortgage brokers I’ve had the opportunity to work with many times.
Jason Hatton and Tori Konschuh, have been in business together for over a decade. They are both very knowledgeable and reliable. Jason is also my brother-in-law.
Stacey Petruch has been a mortgage broker for many years as well, and is very easy to work with!
That said, it’s essential that you take the time to do your own research and due diligence to ensure anyone you work with is the right fit for your specific needs.

Consumer Relationships Guide
This document is required by the Real Estate Council of Alberta (RECA) when you enter into any relationship with a Real Estate professional. It explains the different agency relationship options available to you, as well as the duties owed to you by your agent in the capacity you choose.
I am happy to review this with you before you sign it.
Exclusive Buyer Representation Agreement
A Designated Agency relationship between you, your agent, and their Brokerage is the relationship agreement that most consumers choose. It includes the highest amount of duty owed to you as a client.
The Exclusive Buyers Agreement outlines these duties, how I am compensated in representing you, as well as the expectations and obligations we have to each other. The Real Estate Council of Alberta (RECA) requires this document when we enter into a professional working relationship together (viewing homes and writing offers).
As with all forms, I will happily review this important document with you at your convenience.
The Most Important Document of All - The Offer!
The Residential Purchase Contract (your Offer to Purchase) is the document that ultimately defines your ownership of the property. How your offer is structured communicates a great deal to the seller and can significantly influence the outcome of negotiations.
Crafting and negotiating your offer is a key part of my role. From securing favourable terms to helping you arrive at a price you feel confident in, I approach every negotiation with strategy, care, and a strong commitment to your best interests.

I look forward to helping you on your home buying journey. Love where you Liv!
