Who Pays What?
Who pays what? County by County break down of City and County Transfer Tax. KEEP THIS AT HAND because you want NO suprises at the signing table.
How will you hold title?
Single? Married? Sole ownership? Joint tenants? Community property? Right of Survivorship? Your type of ownership taken, also known as 'vesting of title' will dictate how you sign your closing papers and record the transaction. Here's a great informational brochure explaining the common ways to hold title in California.
Learn about Property taxes
If you're not already familiar with how the fiscal year works in terms of property taxes, here's a handy chart. Some lenders may require that the borrower/buyer set up "impound accounts" at the close of escrow, which means that a monthly amount is added to your mortgage payment to cover your yearly property tax bill. Some buyers like this arrangement because it breaks up the tax payments into monthly amounts and the lender sends the funds to the assessor; but if you choose to decline impound accounts, then your tax bill is mailed you directly, and it's due twice a year. Don't be late, because there are stiff penalties for delinquent payments.
Alta or Clta
In my experience, ALTA is always recommended while the CLTA is more affordable, the ALTA is more comprehensive. Like a car buying liability Vs full coverage.

In order to begin working together, we would need to execute a signed listing agreement which includes an agency relationship, dual agency relationship, listing agreement, and an exclusion from MLS. Upon review, we will send these for your electronic signature. When it comes to writing an offer, you'll need to make some big decisions. Obviously, the purchase price is a major one; but you'll also have to think about other terms such as inspections, and length of time necessary to work through contingencies. One of THE most important documents. This is the a disclosures of the home in the knowledge of the Seller.
Sample Home Inspection
Home Inspections will not have a dollar amount to remedy problems, however, this is more in detail with photos so you can get a sense of what they are stating. I strongly recommend calling the Inspector who conducted the inspections if anything is unclear or vague. It is his/her duty to answer questions.

Professional guide to to gauge cost
With "Home Inspection Reports" they tell us what is the problems but do not give clarity on how much it will cost to remedy to issue. This site is pretty new but it helps give you a better picture as to what the real cost will be.

Everyone has a different scenario. Please check in with the calculator. One thing it does not mention is appreciation.
