Email me

Hi Tom,

Thank you for chatting with me today! Below you will find different comparable home sales and resources supporting the data. There are tabs that breakdown the comparable property sales in the last 6 months and other tabs that detail out your options. If you have any questions at all, please do not hesitate to contact me.

When I did a more in depth analysis of the comparable homes, it looks like, currently, you would be sitting at a solid $327,000-$343,000. This is a significant swing that will be narrowed down based off marketing, easy of showings, stage presence, etc.

** IMPORTANT ** When reviewing comparable properties, please note that active homes that are currently for sale have not been included in the report because those homes are NOT accurate when calculating true home value. This is because these homes are still for sale for a reason. They are not selling at the current list price. Therefore, it is most accurate to only review those homes as a reference to your competition, not your home value. Home value is best calculated when reviewing homes already sold in the last 3 months or currently under contract, that are single story, within 300 sq ft. You will notice adjustments for interior & lot square footage, lot position, upgrades, etc. This is how appraisers calculate home value. I kept it as close to your home (within about 1 square mile) as possible because values swing substantially when crossing certain main roads.

Please let me know if you have any questions.

Market Analysis

Every listing adjusted to a net list price of $327,000-$343,000 after adjustments. I believe it would be in your best interest to highly market a VA assumable rate to get the maximum amount of buyers in the door which gives you the highest probability of bidding the home value up. I navigate VA assumable sales all the time and I have them down to a science and can close them in 30-45 days. Where you fall in this price point will be heavily based on staging, roof age, and how your backyard shows. I could not add more than $5000 for your windows as that is what appraisers add at your price point home.

Your Neighborhood Performance

As you know interest rates have been very volatile. In the last few weeks, the national treasury and rates are up to the highest they have been since 2008. That is not indicative of a crash due to many factors, however it is making buyers move slowly. This means more homes on market for longer periods of time. Pricing is key. This is not really the market to push the boundaries. Pricing correctly out of the gate and marketing your home creatively and aggressively is what sells homes right now. Remember, where you might take a hit on your sale, you will get a better deal on your purchase.

Net Sheet Breakdown

Here is what your estimated net breakdown would be at the $345,000 price point which is where I believe a good starting point could be for your home (pending an in person evaluation to see how it shows).

In a sale, here are the fee breakdowns:

- Closing costs (your title fees, taxes, county recording fees, etc)... Buyers and sellers both have these

- Estimated costs for the buyer's broker. Realtor compensation is always negotiable so this is a very estimated number that has the potential to go down. I doubt it would go up but it is fully contingent on the offer.

- Estimated costs for listing fee. I put my discounted fee on here since we would be doing multiple deals together. It still includes all of my costs for marketing (media, print marketing, virtual tours, your own home website, paid social media advertising and blasting the home on our national network to out of state buyers across the country, open houses, etc.). It also covers our negotiation services, contract services, transaction management services, etc. Additionally, my team of agents, title reps and lenders will advertise your home to their networks as well. While this fee is my standard, I am flexible and work within people's budget to make sure that they are happy with their bottom line net profits. Please don't hesitate to ask about listing fee options.

SOLD: 4218 N. 82nd Dr

This home is about 100 sq ft smaller than yours, but it has a larger lot size over 10,000 sq ft. It has a new roof with an HVAC about the same age as yours but the windows are not new. It is under contract but since it has not closed yet we do not have access to the details on the contract price or if the seller is giving the buyer any credits. They do advertise offering $10k towards buyer closing costs with a full price offer so my guess would be that is the case since they went under contract within 5 days of being on market.

*** DO NOT USE THIS AS A REFERENCE ***

I feel really bad for this buyer. As you will notice, basically every home is less than $360,000 but this random one is $410,000. I can see that the agent who listed the property, represented the buyer. I absolutely cannot stand it when agents are dishonest and I truly felt that is what happened here. She wanted a higher commission and she wanted to get the seller more than the home is worth. An unrepresented buyer liked the home and I believe she took advantage of the situation. After no offers after 42 days on market, she put the buyer into the deal at the original list price of $410,000. I'll get off my soap box but this home was WAY overpriced. I don't know how they even got it to appraise. It is not in line with any other sales at all.

That said... here is how it compares for knowledge sake:

This home is about the same size as yours and close to the same lot size. It says nothing about the HVAC or roof. The windows have been replaced.

My Stats

Here you will find my sales stats for the last 5 years. These sales include everything I have sold on market but does not include the over $30,000,000 in sales that I have sold in off market transactions. I would invite you to look up every agent that you interview on this website to check their sales stats and see how many they have sold in total, and more importantly, in the area that you are selling.

Virtual Tour

Here you will find one of the virtual walk-throughs that I did for a listing. I highly suggest this in additional to professional photography, for every listing, because it is the highest and best way to expose your home to out of state buyers, allowing them to virtually walk through your home and fall in love with it prior to even stepping foot inside. I personally pay for all marketing expenses, including these walk-throughs.

Advertising Your Home EXAMPLE

This is just an example of the type of amenity highlight that we put together for upgraded properties. Creating exclusivity and featuring unique amenities is one of the best ways to support your value. Supply and demand is the basic key to success. We have 3 different strategies that we customize for our sellers depending on their goals. Here is an example of a marketing piece that I made for one of my recent listings that we use to flyer neighborhoods, attach to menus at sponsored restaurants, and blast out to out of state groups that have a high conversion rate in the Verrado community. We send pieces like this out in print and digital formats in addition to our online marketing.
