Hi!
Attached are home-selling instructions and documents that you need to fill out before your home can go on the market. Please review the documents before our meeting; I can answer any questions when we meet in person.
Start with "The Seller Homework" which goes over tips on showing your home, the value of professional photography, and a form requesting important information about what makes your home special.
Below that are all the initial forms you would need to get the process started. You'll see it's quite dense. Don't fret, that is what I am here for, to guide you through the process.
Feel free to reach out to me in the meantime with any questions.
I look forward to seeing you soon. Thank you!
Best, Michael

Addendum Amendment
This is the "No Risk" listing agreement that allows you to cancel anytime and provides for the "Flexible Commission Program".
Seller Process Roadmap Checklist
Here is the "Seller Process Roadmap Checklist" for your easy reference.
Sample Listing Agreement
This is a sample of the most recent version of the California Association of Realtors Listing Agreement. I have made handwritten notes to draw your attention to the most commonly used paragraphs in the agreement so you know what you will be signing.
Transfer Disclosure Statement (TDS)
California State Law (Civil Code 1102, et seq.) requires sellers to complete this form to disclose everything that is known to the seller about the property.
Seller Property Questionnaire (SPQ)
The California Association of Realtors (CAR) found California law didn't go into far enough detail on seller disclosure requirements. This form is mandatory in most cases.
Exempt Seller Disclosure (ESD)
The ESD is for sellers who are not required to fill out a Seller Property Questionnaire. This is usually used for trustee and probate sales.
Disclosure Information Advisory (DIA)
The Disclosure Information Advisory (DIA) provides an overview of the seller's legal obligations for property disclosure.
Sample Purchase Agreement
This is a sample of the most recent version of the California Association of Realtors Residential Purchase Agreement (RPA). This is for your review prior to receiving offers to aid in understanding the most commonly used sections of the Purchase Agreement.
