Scheduling Inspection
Your inspection and any repair items or conditions to be remedied is due 2/13/2022. This means you need to have your inspection completed and any requests send to the seller by 2/13. Ideally, the sooner the inspection is completed the better. You may use any inspection you choose, but I have some options below if you want recommendations. ** FOR SCHEDULING YOUR HOME INSPECTION, I HAVE TO BE THERE WITH YOU AND THE INSPECTOR: I AM AVAILABLE MONDAY 2/5 AND TUESDAY 2/6. If you need to schedule after that, I will arrange for an agent to be there with you** Please verify availability before scheduling by texting or calling me. **For this house, I recommend a private home inspection & sewer scope. Radon isn't necessary because there isn't a basement or crawl space. Feel free to choose any other tests that you feel necessary.
Inspection Recommendations: Total House Inspection

Inspection Recommendations: Pillar to Post
You can request an inspection right online. They will confirm the appointment shortly after your request. They offer: Private home inspections Radon Mold Sewer inspection and more
Inspection Recommendations: Dennis with Mikes Accurate Home Inspection
He's a one man show, call to schedule 586-707-7767. He does tend to be less expensive than the other two companies. He offers private home inspection and radon testing. He does NOT offer sewer scopes.
Well & Septic Inspection
If you are purchasing a home with well and/or septic, you will need an additional inspection to ensure they are working properly. It is highly recommended that the home inspection and well & septic inspections are done at the same time. *Washtenaw, Macomb and Oakland counties require a Time Of Sale Inspection paid by the seller. Good info in the link to the left.

One Big Team
I have already sent the contract to your lender and title company. Your lender will contact you to begin the loan application process. We are all working together with the lender & title company as a big team to ensure all the contingencies and steps are completed to keep you on track to closing. Your lender may be asking you for new or updated documents until we get the clear to close. Please follow through and get them docs ASAP as it takes them 48 hours to turn the documents around and process. And time is of the essence when it comes to real estate purchase agreements. If you get any emails that I am not copied on from the lender, or anyone else that you feel we should be, please forward the emails to me.
Order Appraisal with your lender
After we have completed your inspection and we removed the contingency, please order and pay for appraisal with your lender.
Appraisal Information
Your appraisal will be paid for and ordered with your Lender. After it's ordered, it takes 2-4 days for the appraisal appointment. The value can sometimes be given verbally sooner to the lender, but the report can take 2-7 days to receive.
Order Homeowners Insurance
Please make sure your home insurance information/insurance representative contact information is sent to your lender as soon as possible. Please discuss with your lender what they require from you. Most require a year of home insurance paid for in advance.
Quiet T
Its gets a little quiet between appraisal and the clear to close. The title company and the lender are working on things on their end and once they have everything ready to go, we will get the clear to close. Once we have that, we can schedule the walk through and closing!
Final Walkthrough
Final walk through of the home will be done the day before or day of closing and again on day of key exchange when occupancy is done.
Targeted Close Date:
March 11, 2021 is the purchase agreement's target close by date. The amount you bring to close will be on the final ALTA Disclosure. It will give us the fees, taxes, and the amount to bring to close in the form of a cashier check or a wire. Aside from your down payment amount, closing costs are generally 2-3% of the sales price and will be estimated by your lender until closing (due to taxes changing daily, escrows, county/city/title/lender fees, home insurance, etc). Plus any appraisal guarantee.Your lender will go over your final mortgage payment amount and amount to bring to closing. Your lender is your prime contact for any questions regarding financing, rates, taxes, etc. The closing is usually held at the seller's preferred location, either the title company office or one of the Realtors' offices. It can take 30-60 minutes to sign your loan and title documents. After you sign your mortgage documents at closing the house is officially yours.
Occupancy
You offered 45 days free occupancy to the seller which starts the day after closing. The anticipated day of the key exchange will be 4/25/2022.
IMPORTANT INFO
Currently, we are in the loan process. Please turn in any docs Lender asks for ASAP. Anything underwriting asks for usually takes 48 hours to turn around. If you have any questions about financing- fees, closing costs, loan, mortgage, etc., please contact your Lender. ALWAYS ASK YOUR LENDER!! When you’re in the process of buying a home, it’s important not to accrue any new debts—especially after you’ve been pre-approved! This can (and likely will) affect whether you will actually get the loan you were approved for. Now, this doesn’t mean you can’t go out to eat, buy groceries, get gas, or spend any other daily, weekly, and monthly expenditures you normally have. It means: • Don’t buy a new car (or lease one) OR buy furniture! • Don’t book a vacation on the credit card (or drain your checking account) • Don’t pay off a large credit card bill without checking with the lender. It could drop your score! • There are plenty of other examples we could give, but the bottom line is this. • Before you spend or commit to any debts between now and when you close on your new home, check with your lender before doing so. Some purchases may be absolutely necessary. Some may not even affect a thing, but it’s better to be safe than sorry. Too many buyers aren’t advised of this and don’t think twice about spending money. The Ten Commandments of Buying a House I. Thou shalt not change jobs, become self-employed, or quit your job. II. Thou shalt not buy a car, truck, or van (or you may be living in it!). III. Thou shalt not use credit cards excessively or let current accounts fall behind. IV. Thou shalt not spend money you have set aside for closing. V. Thou shalt not omit debts or liabilities from your loan application. VI. Thou shalt not buy furniture on credit. VII. Thou shalt not originate any inquiries into your credit. VIII. Thou shalt not make large deposits without checking with your loan officer. IX. Thou shalt not change bank accounts. X. Thou shalt not co-sign a loan for anyone.

Many questions are going to come up during this process, please do not hesitate to call me or text me with any questions that you may have!
