Our company is a multifaceted business that operates with you, the customer, at the forefront of our day-to-day operations. We are well known and respected in the community and our philosophies are based on both honesty and integrity. As a client centered company, you will receive personal service and be backed by a reputable company.
We implement multi-level marketing strategies that benefit our clients with every transaction. Our real estate agents have
extensive access to information about the communities in which they deal. This includes, but is not limited to: schools,
populations, recreation, entertainment, home values, growth potential and surrounding areas. Many agents live in the
areas we serve and therefore can more accurately overcome potential obstacles and focus on the unique needs of our
clients.
The real estate market is always changing and as a result, our agents regularly attend training sessions and events to
further their knowledge and be sure that they are focusing on current conditions that affect today's buyers and sellers.
This type of training is imperative if we are to be successful in obtaining top dollar on home sales. Our goal is to make
sure that we satisfy the special needs of all of our clients and at the same time make the process and transactions go as
smoothly as possible. We want to earn your trust.

Locally based. National and International Exposure
Southern California is one of the hottest real estate markets in the nation. With a population set to exceed 23 million people, housing demand is consistently increasing. So for you, the seller, it is important to put your trust in a broker that also markets outside of california. The Will Scott Group has partnered with multiple syndications to feature your home on such sites as New York Times, Zillow, Luxury Portfolio, and Juwai. We also have relationships with multiple relocation companies and out of state brokerages so your home can be seen by massive buyer pools.
The Listing Agreement
Attached is a sample listing agreement for your review. We look forward to earning your trust and protecting you through this transaction. If you haven't done so already, now is the time to reach out to us and lets schedule a time to meet in person or via zoom. This listing agreement does not mean you must sell your home immediately....It is simply acknowledgement that you would like to utilize the services of The Will Scott Group when you are ready to sell.
Broker vs Agent
Know the difference.....A real estate broker and a real estate agent both assist clients in buying, selling, or renting properties, but their roles and qualifications differ. A real estate agent is a licensed professional who works under the supervision of a broker and handles day-to-day tasks like showing properties, listing homes, and assisting clients with transactions. On the other hand, a real estate broker has additional education, experience, and licensing, allowing them to operate independently, own a brokerage, and supervise agents. Brokers have more authority in managing real estate transactions, often taking on more responsibility for legal compliance and the overall direction of the brokerage.
Infosparks and Market Trends
Having spent 13 years with another brokerage before being hand selected to join Regency Real Estate Brokers as an owner in the firm, Will Scott knows that more important than any presentation, is the ability to listen to your clients needs and identify the trends within their neighborhood. Infosparks is a software our team uses to pull data direct from the MLS to identify current trends in your community.
It is well known in the industry that brokerages pay for internal software to push out numbers which are false to increase their own reputation. Regency Real Estate intentionally does not own their software to ensure we provide facts to our clients. Your team member will provide you with trends, graphs, and facts on your home when you meet with them.
Our Services are unmatched
As a seller you want the most money for your home in the least amount of time on the market...right? Here is a list of services we can provide if necessary: Home preparation Staging Paint Flooring Cabinet upgrades High End Marketing pieces Consistent communication Professional Photography Videography Drone Footage 3D tours Luxury Video Weekly updates Agent feedback Private Showings CDC approved showing guidelines Zoom Conferencing By utilizing the services of The Will Scott Group, you increase your net proceeds and decrease your risk as a home seller.
Home upgrades and preperation
Now that we have toured your home and once we have the listing agreement signed, we will make suggestions on how to net you the most money for your home. Remember, we are marketing your home to the masses. Your home is wonderful, but sometimes buyers are looking for specific features and we know what those are. You don't have to take our recommendations but we encourage you to put your trust in us.
Staging
Although staging is optional, it really shouldn’t be. When you’re dealing with such a significant financial transaction, you don’t want to be lazy and settle for a lower selling price or a longer marketing period than you have to. Potential buyers aren’t just looking for a structure to live in – they’re looking to fulfill their dreams and improve their lifestyles. Staging helps sell those dreams and creates a more emotional purchase that can generate more money for the seller. Home staging is also beneficial because potential buyers don’t want to see work that needs to be done upon moving into the home. For every problem they see, they’ll deduct its cost from their offering price. If they see too many problems, they’ll pass altogether. Did I mention that you can stage your home with us and not pay a penny until the home sells.
Paint and Flooring
You shouldn't take it personally if someone else does not share your affection for orange. Remember, there are many different types of people, and you’re trying to appeal to as many as possible. Neutral colors are the main way to appeal to the greatest amount of buyers. Even those who like strong colors are not always going to like your choices.Hardwood flooring has long been the top choice for buyers and remains so in today’s market. According to the National Wood Flooring Association, 90% of real estate agents say homes with hardwood sell for more. Similarly, a recent study conducted by the National Association of Realtors found that 54% of buyers were willing to pay more for homes decked out in hardwood. Exactly how much value will hardwood floors add to a home or investment property? According to Realtor.com, hardwood floors add 2.5% to a home’s actual value. You might expect to get 70% to 80% of your investment back when you flip the house. Did I mention you can get new paint and flooring and not pay a dime until we sell your home?
Mailers and Marketing pieces
Direct mail consistently outperforms all digital marketing channels by nearly an astounding 600 percent, according to the Direct Marketing Association Response Rate Report published last year. The Will Scott Group prides itself on being known for the finest marketing pieces. We will create high gloss professional mailers, flyers, door hangers, and postcards to ensure your home looks its best and is seen by the most buyers.
Videography
Nothing shows a property better than seeing it from a birds eye view. We are blessed to have some of the most sought after videographers on our team. Your home will be showcased on all media platforms to drive more interest and value to your property.
Constant Communication
Real Estate agents are known for giving great presentations and then not performing to sellers expectations. We have a policy here at The Will Scott Group that "no news is news". Our duty to our sellers is to make sure you are always informed throughout the transaction. Even if we have nothing to report, you will hear from us multiple times throughout every week. We send weekly showing and feedback updates on Tuesday and we return any missed calls the same business day. The communication and hands on approach we take with our clients is one of the main reasons our clients choose us over any other agent.

Social media posts optimized with our professional photography, videography, staging, and website links will give your home the exposure it needs in todays world. You will receive updates on your homes activity, views, and clicks in your weekly report.
Luxury and High End are not the same
As a seller, your assets are our number one priority. Competitors often speak of being luxury brokers....but what really is the definition of a Luxury Home? A luxury home is one that is valued within the top 10% of properties on the local market. Luxury homes tend to be considerable in size, located in optimal areas, constructed and finished with high-end materials and designed with uncommon architectural details and exceptional amenities. While the features of these homes are highly coveted, they tend to be more atypical within the market, enhancing their extravagant feel. These homes could very in price point. What Makes A Home High-End? Luxury homes are high-end constructions. To be considered high-end, these homes typically possess seven distinct qualities revolving around their location, price, size, materials, design, amenities and prestigious history. Let’s take a deeper look at each of these qualities and see how they’re realized in luxury homes for sale. 1. Prime Location Location is one of the largest determinants of property value, and high-end luxury homes are built in the most enviable of all locations. Whether they’re situated high in the mountains, along the waterfront or at the center of a bustling city, these homes are found in prime locations across the country. 2. Higher Price There are certain counties, cities and even neighborhoods that are more coveted, and thus more expensive, than others. While high-end luxury homes are often found in these more-desirable areas, they tend to be priced even higher than the majority of properties within the same area. Depending on the property values within the local area, buyers looking to snag a luxury property can pay anywhere from a few million dollars to over $100 million. 3. Greater Square Footage When it comes to high-end homes, size matters a great deal. The greater the square footage, the more luxurious these homes are considered. In some cases, greater square footage translates into a larger number of rooms – be them additional bedrooms, staff quarters or areas dedicated to specialized amenities. In other cases, this additional space makes for larger, open areas and colossal master suites. 4. Premium Materials For high-end homes, quality is just as important as quantity. If the entire property is not constructed and finished with premium materials, it doesn’t matter how many rooms it has. Luxury homes use only the finest – think wooden herringbone floors, Italian marble countertops, decorative granite mantlepieces and top-of-the-line stainless steel appliances. 5. Unique Designs Homes that appear distinctive are held in higher esteem than the cookie-cutter houses of many suburban developments. Therefore, high-end homes come in all shapes and styles, for grandeur means something different to each person. Often, it’s the unique designs of the home – based on the singular priorities of the homeowner for whom it was built – which furnish the property with the luxury label.
Legal Protection
So many sellers forget the importance of having an agent who understands the legal aspect to a transaction. Our team specializes in understanding the contract, its contingencies, and your rights as a seller. Did you know that there is buyers remorse in real estate? Did you know that you are not entitled to a buyers deposit if they cancel the transaction? Your team member will elaborate and keep you informed throughout the transaction.

Discount Brokers vs The Will Scott Group
Lets be honest....Most people have an interest in hiring companies like Redfin, PurpleBricks, OpenDoor, and other discount brokers because they entice sellers with low commissions. If you are considering hiring a discount broker to sell your largest asset, I encourage you to look at these facts: - National brokerages like Redfin, Zillow, etc make their money by servicing as many people as possible. (Do you honestly think you will get the best service and attention to detail with a firm like this?) - Most agents who work for these national firms never step foot in your home. You also do not get an opportunity to interview the individual you will be working with. Many times there are multiple agents who do not live in the area that you are interacting with through the sale of your home. (No personal connection, no personal service, and a lot miscommunication) - The fees you see advertised, such as 1.5% commission is actually false. Every listing posted to the MLS indicates the amount being paid to a Buyers agent which is 2.5-3%. Also, companies like Redfin have additional charges they don't discuss until you have signed their agreement. (So the total fees for a seller are around 4-4.5% and you do not get the personal service or commitment from your contact) - Did you know that Zillow has halted their seller service in full? (Many sellers found that Zillow and Redfin have amazing platforms for technology but lack the service and specialties needed to market and negotiate homes) With The Will Scott Group we are dedicated to providing you with the highest level of customer service, marketing, and representation. The saying "You get what you pay for" has never been more true when hiring a real estate professional. Keep in mind our fees are comparable to those of national firms but you get full representation.
When Buyers Submit an Offer (The RPA)
The RPA or Residential Purchase Agreement will be used when a buyer submits an offer on your home. It is important for you the seller to understand the basic terms of this agreement. Your agent will discuss the importance of contingencies and how we negotiate on your behalf to net you the most money possible.
Sellers Net Sheet
Numerous costs linked to home selling often astonish sellers. Your representative will request comprehensive data about your loan and property. Upon receiving this data, we can provide an approximation of your net earnings.
NAR Settlement
As Managing Broker , Will Scott is on the forefront of industry changes and regulations. Most recently the NAR Settlement. Although this is a public topic, there is a lot of misinformation. The NAR settlement could significantly impact luxury homeowners by potentially shifting the way real estate commissions are structured. Traditionally, sellers cover both the listing and buyer agents' commissions, but the settlement may lead to changes, allowing buyers to negotiate or directly pay their agent's commission. For luxury homeowners, this could mean reduced control over total transaction costs and more negotiation pressure. Additionally, the shift could influence how homes are marketed to high-end buyers, as agents may approach commissions differently, impacting overall sales strategy in the luxury market.
Make sure to schedule a zoom call with Will personally to discuss the changes and how it could effect your home sale.
BRBC
Should you intend to buy a new home after selling your current one, securing representation for the purchase is crucial. We'll connect you with our dedicated buyer's agent, who will offer exclusive representation and exceptional value. This agent, a key member of our team, excels in negotiation, sourcing off-market properties, and drafting contracts.
Your Homes Value
Prior to meeting with us in person, we will be sending you a Comparative Market Analysis which will give you specific details on comparable properties. Each home is unique, so it is important to preview your home in person to give you a fair assessment. Remember, buyers dictate the price of a home...not sellers, not agents, not lenders.

Engaging The Will Scott Group ensures unparalleled customer service, seamless communication, robust legal safeguards, and top-tier marketing & negotiations. Our past clients are our testament. We invite you to arrange a face-to-face meeting or a Zoom conference call. This market opportunity is fleeting. We eagerly anticipate the privilege of gaining your trust!
